Job Description

Job Summary Custom Home Builder and Remodeler located in Minnetonka area is looking for a full-time Residential Construction Estimator/Purchasing Administrator to manage and execute all aspects of the company's estimating functions. This estimating position oversees the estimates of all subcontractors on projects. This person will organize and track bid packages for quoting on potential projects, as well as, compile, assemble and review submitted estimates for accuracy. The ideal candidate is a highly organized problem-solver who is comfortable wearing multiple hats. Responsibilities Review and interpret project plans, specifications, contracts and bid documents to determine scope, requirements and project needs. Identify criteria and information to be included in bid packages and scope of work. Conduct site visits as needed to verify project scope, assess conditions, and gather information for estimating and project planning. Send out bid requests to subcontractors for projects. Organize and review bid packages from subcontractors for accuracy. Negotiate bid prices when appropriate. Requesting, compiling & submitting all required documents for building permits. Troubleshoot and resolve issues for the project including coordinating with project manager, homeowner, management, city, county and subcontractors. Preconstruction and site meetings with guidance on project requirements. Review and update plans and specifications on an ongoing basis. Document changes for additions and deletions through change orders for projects on an ongoing basis. Multi-tasking and prioritizing a must to independently manage multiple bids simultaneously in a time sensitive environment. Respond to warranty & service requests, and follow-up to ensure completion. Perform all necessary project communications with clients, field staff, subcontractors, office support staff and management. Administrative duties for the company estimating database, invitation to bid, subcontractor/supplier database and historical data capture. Maintain necessary estimating and project files. Position will involve approximately 80% office and 20% field work.
Skills:
Ability to read and interpret blueprints, drawings and specifications. Ability to understand how a project is put together, both in remodeling and new construction. Excellent problem-solving skills and the ability to assess and manage project risks. Working knowledge of multiple trades commonly associated with the residential construction trade. Experience qualifying subcontractor bids for completeness, accuracy, and alignment with project scope. Knowledge of construction methods, codes, and safety regulations. Strong oral, written and interpersonal communication skills with attention to detail and good follow-through. Self-starter with the ability to effectively prioritize. Ability to work independently and collaboratively as part of a team.
Qualifications:
10 plus years of residential construction field experience in remodeling. 5 plus years of residential estimating experience. Proficient at blueprint reading. Working knowledge of Excel and Microsoft Office. Builder Software Experience with Co-Construct, Builders Trend, Ressio Programs a plus.

From $85,000.00 per year
