Assistant Project Manager-Commercial Real Estate Our client is a privately-owned commercial real estate investment, development, and private lender. This is a successful, fast growth company, with an opportunity for a dynamic individual who wants to be a part of building a successful business.Position Description:
Manages facets of project management (budget, schedule, procurement, quality & risk) for real estate projects including planning, design, construction, occupancy and closeout. Responsible for coordinating input from owner/developer regarding site and architectural design. Oversee and coordinate with outside consultants including architect civil engineer, landscape architects, soils engineer, environmental consultants and EIR consultants in preparation of required entitlements and construction applications. Negotiates contracts for services to be performed by outside consultants such as architecture, civil engineering, landscape architecture and soils engineering. Assists in preparing feasibility studies. Interfaces directly with owner/developer, consultants and others to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification. Identifies project delivery resources; conducts standard request for proposals; completes bid analysis; recommends resources. Leads project delivery team(s) of 5-15 individuals, providing project direction to meet all project requirements and deadlines. Facilitates project meetings, implements communication plan to keep project resources, owner/developer and all involved informed. Implements project documentation workflow ensuring project data integrity and documentation is accurate, timely and coordinated. Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans and schedules to meet objectives, budget and schedule. Assess change requests, make recommendations, secure approvals, and issue change orders. Assesses change order requests to determine impacts to scope, budget, schedule, quality and risk. Identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks. Directs aspects of obtaining necessary permits and approvals for assigned projects from local jurisdictions.Qualifications:
Bachelor's degree: Real Estate, Business, Construction Management, Urban Planning, Architecture, Engineering or related fields study. Minimum five years of real estate project manager experience in California. Experience must include project management experience within the residential, commercial and tenant improvement sectors. Mixed use experience a plus. Experience to include familiarity with project entitlement process, including but not limited to, due diligence, CEQA approval process, zoning changes and planning approval, construction or building permit expediting, and EIR implications. Experience in tenant coordination particularly with national and regional retail tenants. Experience in building construction, site development, general code compliance, geotechnical characterization, Utility Coordination and environmental mitigation. Capability to read and interpret complex documents affecting real estate projects, such as: agreements/contracts, leases, work letters, project charters, surveys construction documents and specifications. Excellent analytical ability, strong communication and writing skills, effectively present information. Ability to provide efficient, timely, reliable and courteous service. Requires advanced knowledge of financial terms and principles. Ability to calculate percentages, discounts, and commissions. Advanced financial analysis.
