Company Overview McKeon Door West, Inc. is a specialized provider of fire door solutions dedicated to delivering high-quality products and exceptional service within the construction industry. Our focus is on ensuring safety, compliance, and efficiency across various infrastructure projects. Project Manager - Commercial & Coiling Doors Position Overview We are seeking a highly motivated and technically proficient Project Manager specializing in the commercial door and coiling door industry. In this role, you will lead projects from the initial submittal phase through factory procurement, field installation, and final closeout. You will serve as the primary link between general contractors, our field installation crews, and tier-1 manufacturer, McKeon Door Company, to ensure projects are delivered safely, on schedule, and within budget.
Core Responsibilities Submittal Management:
Review architectural blueprints and structural framing plans to verify precise field clearances (headroom, side room, backroom), wall guide requirements, and wind-load metrics.
Procurement & Logistics:
Configure, detail, and place custom factory orders using specialized software and manufacturer portals. Manage supply chain schedules and freight logistics to align with strict site timelines.
On-Site Coordination:
Conduct field measurements and verify site readiness—specifically checking that headers are structurally sound to support heavy barrel loads and that electrical lines match operator specs.
Trade Coordination:
Interface with general contractors and on-site electrical subcontractors to coordinate line voltages (115V/230V/460V) and integrate activation devices under UL 325 and NFPA 80 guidelines.
Field Leadership & Safety:
Oversite field installer scheduling and enforcing strict safety standards, with a zero-tolerance focus on high-risk tasks like high-tension spring winding.
Financial Accountability:
Manage project budgets, process change orders, track material takeoffs, and approve monthly progress billings.
Required Qualifications & Skills Experience:
3+ years of direct project management or advanced estimating experience within the commercial door, rolling steel door, or specialized division 8 construction industry.
Technical Literacy:
Strong ability to read and interpret architectural blueprints, structural steel details, and electrical schematics.
Software Proficiency:
Hands-on experience with Bluebeam Revu. Familiarity with commercial door detailing software or manufacturer configuration portals is highly preferred.
Regulatory Knowledge:
Solid understanding of DASMA standards, NFPA 80 (fire door compliance), and UL 325 safety protocols.
Communication:
Exceptional verbal and written skills tailored for negotiating with general contractors and managing field labor.
Logistics:
Valid driver's license and a clean driving record for site visits and field inspections.
