Vice President Community Development, Project Manager Position Summary:

The Assistant Project Manager (APM) supports planning, coordination, and execution of residential development and homebuilding projects from pre-construction through closeout. The APM assists the Project Manager and Operations team with budgeting, permitting, consultant coordination, construction administration, scheduling, and jurisdictional agency plan & permit processing for attached and detached residential communities in Southern California. This role requires strong organizational skills, attention to detail, and the ability to manage multiple tasks in a fast-paced development and construction environment.

Responsibilities:

Assist Project Managers with day-to-day management of residential development and construction projects. Coordinate with architects, civil engineers, surveyors, geotechnical consultants, landscape architects, and utility companies. Track project milestones, schedules, and critical path items. Prepare and maintain project files, logs, meeting notes, and action item lists. Assist with contract administration, consultant agreements, and invoice payment processing. Support processing of final maps, grading and improvement plans and permits, and building permits. Coordinate with local agencies, utility providers, school districts, and special districts. Track conditions of approval, agency comments, and permit requirements. Assist with preparation and submittal of applications and supporting documents. Maintain project budgets and cost tracking spreadsheets. Assist with forecasting, variance reporting, and budget updates. Prepare status reports for internal management meetings. Track permit and impact fees, utility accounts, bonds, and reimbursements HOA formation coordination and Board member responsibilities Maintain organized digital and hard-copy project records. Assist with closeout documentation and turnover packages.

Qualifications :

Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, Business, or related field preferred. 1-4 years of experience in residential construction, land development, or project coordination preferred. Familiarity with Southern California development processes and permitting agencies preferred. Understanding of residential construction methods and terminology. Ability to read and interpret plans, specifications, and engineering documents. Proficiency MS Excel, MS Project, and Bluebeam is a plus. Ability to manage multiple projects and deadlines simultaneously Strong problem-solving and follow-through skills. Team-oriented with a professional attitude. Residential tract, townhome, or mixed-use development experience preferred. DRE and HOA coordination is a plus. Valid California driver's license and reliable transportation
