What began as a family-office investment platform has grown into a firm managing roughly $2 billion in retail and multifamily assets across the Western and Southwestern U.S., with a growing portfolio and investor base. We're looking for a Project Manager to help execute that growth on the ground. This role blends hands-on project and construction management - tenant improvements, capital projects, and property-level construction - with the in-office administrative work that keeps projects organized, on budget, and on schedule. It's an ideal step for a construction or project manager on the contractor side who's ready to move into the owner/operator seat at a dynamic, fast-growing firm. Responsibilities ? Own project scope, budget, schedule, and delivery from kickoff through closeout across tenant improvements, capital repairs, and property projects ? Develop scopes of work, review contractor proposals and bids, and manage contracts and change orders for scope and cost alignment ? Manage budgets and forecasts; process and review invoices for accuracy, contract alignment, and budget availability ? Maintain organized project documentation - contracts, change orders, permits, drawings, punch lists, warranties, and closeout files ? Track schedules, milestones, and open items, and identify budget, permitting, or quality risks early ? Lead site walks and construction meetings, and coordinate contractors, vendors, tenants, and internal teams ? Serve as a technical resource for construction, maintenance, and building-systems issues Skills & Qualifications ? 3-5 years in construction management, project management, tenant improvements, or capital projects - contractor, GC, or owner/operator side ? Technical grounding in construction documents, scopes of work, budgets, contracts, and common building systems ? Comfortable with the in-office administrative side - contract, invoice, budget, and documentation management ? Strong, professional communicator across contractors, vendors, tenants, and internal teams ? Organized and accountable, able to manage multiple active projects without losing critical details ? Proficiency with Microsoft Office, especially Excel, Outlook, and Word; project management, accounting, or property management software a plus ?
