, Weekends and Travel may be required The Project Manager plays a critical role in executing modular projects from design through permitting, approvals, and delivery. This position serves as the central point of coordination between clients, internal teams, and external agencies to ensure projects move efficiently through the design, permitting, and approval process. The Project Manager leads communication with city and state agencies, attends meetings and hearings, and ensures all plans meet modular and building code standards. Key Responsibilities 1. Planning & Permitting Prepare and submit permit and planning sets to city and state agencies. Coordinate with local jurisdictions, building officials, and modular approval agencies to secure permits and approvals. Collect agency comments, address redlines, and oversee plan revisions for timely resubmittals. Ensure all designs comply with modular construction codes, building regulations, and jurisdictional requirements. Attend city, county, or state meetings as needed to represent projects during the approval process. 2. Design & Engineering Coordination Collaborate with sales, clients, and internal design staff to define project goals and design intent. Coordinate with drafters, designers, and engineers (civil, structural, MEP) to produce complete, buildable, and compliant plan sets. Review and update plans in Revit and other design software as needed. Ensure design coordination aligns with modular manufacturing standards and site-specific conditions. 3. Modular Optimization Partner with the factory team to ensure homes are optimized for modular construction. Support efforts to simplify assemblies and minimize on-site work through modular design strategies. Contribute to standardization efforts that reduce field time and improve cost efficiency. 4. Client & Agency Communication Serve as the primary point of contact for clients during the permitting and design process. Provide regular project updates, timeline tracking, and milestone communication. Lead or attend coordination meetings with agencies, clients, and consultants to facilitate approvals and resolve issues efficiently. 5. Consultant & Specialty Coordination Issue purchase orders for specialty consultants, designers, and engineers as required by project scope. Track deliverables and ensure consultants meet project timelines and quality standards. Maintain organized documentation of consultant contracts, correspondence, and submittals. 6. Logistics & Delivery Coordination Work closely with the factory and field teams to align production schedules with site readiness. Coordinate modular delivery and set schedules with transportation and crane vendors. Verify that delivered modules meet quality and design expectations, minimizing field adjustments. 7. Continuous Improvement Identify opportunities to enhance permitting workflows, coordination practices, and client communication. Support ongoing process refinement to improve scalability, quality, and efficiency in modular project execution. Qualifications Experience managing residential or modular construction projects through permitting and approvals. Strong understanding of California Building Code and modular housing standards. Proven ability to lead coordination with city, county, and state agencies. Excellent communication, organization, and client relationship management skills. Proficiency with Revit, Bluebeam, and related project management tools.
