full-time About Little London Collective Little London Collective is a fast-growing luxury construction company specializing in high-end residential projects across Connecticut and New York. Founded to bring greater transparency, project management discipline, and operational efficiency to the building process, the company is redefining how premium construction projects are delivered. Role Overview The Project Manager is responsible for planning, coordinating, and driving assigned construction projects from preconstruction handoff through closeout. This role is accountable for schedule discipline, budget control, subcontractor coordination, client communication, field execution, documentation, and project margin performance. The Project Manager must be highly organized, commercially aware, responsive with clients and trade partners, and comfortable moving between the office, project sites, vendors, consultants, and internal leadership. The role requires ownership of details without losing sight of the broader project outcome. Key Responsibilities Project Planning and Execution Manage assigned projects from internal handoff through final completion and closeout. Develop, maintain, and communicate project schedules, milestones, look-aheads, and critical-path priorities. Coordinate day-to-day execution among field teams, subcontractors, vendors, designers, architects, engineers, consultants, and Company leadership. Anticipate project constraints, identify risks early, and escalate issues to the General Manager with practical options for resolution. Ensure that project work is completed in accordance with contracts, drawings, specifications, approved selections, budgets, and Company standards. Budget, Margin, and Cost Control Own project-level budget tracking and margin awareness for assigned projects. Track commitments, purchase orders, subcontractor agreements, vendor costs, change orders, allowances, contingencies, and pending cost exposures. Review subcontractor and vendor invoices for accuracy, completeness, scope alignment, and approval status before payment processing. Coordinate with the General Manager, finance, and operations leadership to maintain accurate project financial records in the Company's designated systems, including LLOS where applicable. Identify, document, and pursue change order opportunities promptly, and avoid unauthorized work outside approved scope. Support accurate project forecasting, cash flow planning, invoicing, and final margin reconciliation. Client, Consultant, and Stakeholder Communication Serve as a primary day-to-day point of contact for assigned project stakeholders as directed by the General Manager. Maintain clear, professional, and timely communication with clients, architects, designers, engineers, subcontractors, vendors, inspectors, and internal team members. Prepare and distribute project updates, meeting notes, action lists, schedules, budget updates, and issue logs as needed. Protect the Company's relationship with clients while maintaining appropriate boundaries around scope, budget, timing, and decision authority. Subcontractor, Vendor, and Procurement Management Coordinate subcontractor and vendor bidding, onboarding, scheduling, scope review, and performance management. Confirm that subcontractors and vendors understand scope, quality expectations, sequencing, site rules, insurance requirements, and documentation expectations. Monitor subcontractor performance and address delays, quality issues, incomplete work, or coordination failures promptly. Support procurement planning for long-lead materials, fixtures, equipment, finishes, and specialty items. Maintain organized records of proposals, approvals, purchase orders, contracts, insurance documents, invoices, receipts, and delivery confirmations. Site Oversight, Quality, and Safety Visit assigned project sites as required to verify progress, quality, coordination, cleanliness, and readiness for upcoming work. Coordinate with field personnel to maintain safe, orderly, and professional job sites. Identify workmanship issues, incomplete scope, damaged materials, site conflicts, or safety concerns and drive timely correction. Coordinate inspections, punch lists, testing, commissioning, and owner turnover requirements. Represent the Company professionally on active job sites, in client homes, and in meetings with external partners. Documentation and Internal Systems Maintain accurate and current project documentation, including schedules, budgets, contracts, drawings, specifications, selections, RFIs, submittals, meeting notes, change orders, invoices, photos, punch lists, and closeout materials. Use Company systems consistently for project communication, financial tracking, document storage, task management, and reporting. Ensure project files are organized so leadership, finance, field personnel, and operations can quickly understand project status and outstanding items. Support process improvement by identifying recurring project issues and helping develop better templates, workflows, checklists, and reporting standards. Leadership and Accountability Take ownership of assigned project outcomes, including schedule, cost, quality, communication, and client experience. Work closely with the General Manager to prioritize resources, resolve conflicts, and keep projects moving. Coordinate effectively with internal operations, estimating, finance, procurement, and field teams. Maintain confidentiality of Company, client, subcontractor, vendor, pricing, budget, and project information. Perform other duties reasonably related to the role as assigned by the General Manager or Company leadership. Qualifications 5+ years of experience in construction project management, high-end residential construction, owner representation, construction operations, or a closely related field preferred. Strong understanding of residential construction sequencing, budgets, subcontractor coordination, field logistics, change orders, and closeout. Ability to read and interpret drawings, specifications, schedules, proposals, change orders, and project budgets. Strong organizational, communication, problem-solving, and follow-through skills. Commercial discipline and comfort managing budgets, project margins, vendor costs, and financial documentation. Proficiency with Google Workspace, Microsoft Office, project management tools, and construction management or financial systems. Ability to manage multiple projects, priorities, and deadlines in a fast-paced environment. Professional presence with clients, architects, designers, subcontractors, vendors, inspectors, and internal leadership. Valid driver's license and ability to travel to project sites, vendors, and Company offices as required. Work Environment and Schedule This is a full-time role based out of the Company's Stamford office and assigned project sites. The Project Manager is expected to work Monday through Friday during regular business hours, with additional time as required by project needs, deadlines, inspections, client meetings, subcontractor coordination, or urgent field issues.
