Job Description

Commercial Project ManagerPosition OverviewLead and deliver commercial construction projects from pre-construction through closeout, ensuring on-time, on-budget, and high-quality outcomes. Serve as the primary client and subcontractor point of contact, manage schedules, costs, contracts, permitting, and on-site execution while maintaining strict safety and code compliance. Drive coordination across disciplines (MEP, structural, civil, utilities) and support estimating, value engineering, and commissioning activities to meet project objectives and company standards.

Key ResponsibilitiesManage full project lifecycle: pre-construction, planning, execution, commissioning, and closeout for commercial projects.

Develop and maintain project schedules using tools such as Microsoft Project or Primavera P6; track milestones and critical-path activities.

Create, monitor and control project budgets, forecasts, cost reports and schedule of values; implement cost-saving and value-engineering measures.

Administer contracts and subcontracts, manage change orders, claims and contract compliance; coordinate contract negotiations and scope clarifications.

Lead subcontractor selection, procurement and management; oversee subcontractor performance, coordination and payment processing.

Coordinate design review, RFI management, submittals, and revisions with design teams, clients and trade contractors.

Oversee on-site construction activities to ensure quality control, code compliance, and adherence to safety requirements (OSHA and company safety programs).Manage MEP/HVAC/structural/utility coordination and sequencing with design and trade partners to minimize rework and schedule delays.

Perform estimating support, quantity takeoffs and pre-construction planning as needed to support project bids and budgeting.

Direct commissioning, punchlist completion and closeout documentation, including as-built documentation and final client handover.

Prepare and present regular progress reports to clients and senior management; maintain accurate project documentation in systems such as Procore and Bluebeam.

Identify, assess and mitigate project risks; coordinate heavy equipment and crane operations, site logistics, and utility/pipeline interfaces as required.
QualificationsRequired:
Demonstrated experience in Commercial Construction and proven experience as a Project Manager delivering medium to large-scale commercial projects.

Degree in Construction Management, Civil Engineering, Engineering Technology or related field, or equivalent construction experience.

Strong experience with project scheduling and control using Microsoft Project and/or Primavera P6.Proven budgeting, cost estimating and cost-control skills; experience with quantity takeoffs and estimate preparation.

Experience with contract administration, change order management, permitting and RFI/submittal management.

Proficiency in construction management and collaboration software (Procore, Bluebeam) and familiarity with AutoCAD, Revit and BIM workflows.

Experience coordinating MEP, HVAC, structural steel, concrete, excavation/earthworks, piping/process piping, utilities (wet/dry/UG), and site civil work.

Knowledge of building codes, OSHA requirements and site safety programs; OSHA 30 preferred.

Familiarity with estimating, pre-planning, value engineering, commissioning, punchlists and project closeout procedures.

Experience in sectors such as Healthcare, Commercial, Retail, K-12, Civil Construction, Utilities, EPC, Power Delivery/Generation, and Pipeline work is a plus.

Strong subcontractor management, negotiation, communication and leadership skills; ability to lead cross-functional teams and client relationships.

Experience with crane and heavy equipment coordination and construction surveying logistics.

Preferred certifications: PMP, CCM or equivalent; LEED/Green Building experience is a plus.

Valid drivers license and ability to travel to project sites; willingness to work on-site as required.
