Project Manager Project Manager Position Overview We are seeking an experienced Project Manager to lead ground-up commercial construction projects from preconstruction through closeout. The ideal candidate will coordinate multidisciplinary teams, manage budgets and schedules, ensure quality and safety compliance, and maintain strong client relationships. Experience with self-storage and tilt-wall construction is highly desirable. Key Responsibilities Lead full project lifecycle for ground-up commercial construction projects, including self-storage and tilt-wall builds. Develop and maintain project schedules, budgets, and cash flow forecasts; track progress and adjust plans as needed. Manage procurement and coordination of subcontractors, vendors, and materials to meet project milestones. Oversee onsite construction activities to ensure quality control, adherence to specifications, and timely completion. Ensure compliance with safety standards, local codes, and regulatory requirements; promote a safety-first culture on site. Prepare, review, and negotiate change orders, subcontracts, and vendor agreements. Conduct regular project meetings with internal teams, subcontractors, owners, and design professionals; provide clear and timely communication. Identify, mitigate, and escalate project risks and issues; implement corrective actions to maintain project performance. Prepare and submit regular project reports, status updates, and documentation for stakeholders and leadership. Lead project closeout activities, including punch lists, final inspections, warranties, and turnover documentation. Qualifications Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field preferred (or equivalent experience). Minimum 5 years experience managing commercial ground-up construction projects; demonstrable experience with self-storage and tilt-wall construction is strongly preferred. Proven track record managing project budgets, schedules, and subcontractor performance on mid to large-scale projects. Proficiency with construction management software (e.g., Procore, PlanGrid), scheduling tools (MS Project, Primavera), and Microsoft Office suite. Strong leadership, communication, and interpersonal skills with the ability to coordinate multiple stakeholders and resolve conflicts. Experience with cost estimating, change order management, and contract administration. Working knowledge of applicable building codes, permitting processes, and OSHA safety regulations; OSHA 30 certification preferred. Professional certifications such as PMP, CCM, or equivalent are a plus. Valid drivers license and willingness to travel to job sites as required.
