Job Description

We are seeking an experienced Project Manager - Residential Construction to oversee the construction of new single-family homes from permit/start through completion and homeowner delivery. The Project Manager will be responsible for managing multiple homes simultaneously while maintaining schedule, quality, budget, safety, and trade partner performance. The ideal candidate is highly organized, field-oriented, proactive, and comfortable operating in a fast-paced production homebuilding environment. This position requires strong knowledge of residential construction, excellent subcontractor management skills, and the ability to identify and resolve issues before they impact the construction schedule. Key Responsibilities Manage the construction of multiple single-family homes simultaneously from start through certificate of occupancy and final delivery. Develop, maintain, and aggressively manage construction schedules to achieve targeted cycle times and closing dates. Coordinate and supervise subcontractors, vendors, suppliers, inspections, and material deliveries. Conduct frequent jobsite inspections to ensure homes are being constructed according to plans, specifications, scopes of work, and company quality standards. Verify that each construction stage is complete and ready before releasing subsequent trades. Identify construction issues, scheduling conflicts, material shortages, and trade deficiencies and resolve them quickly. Coordinate municipal and third-party inspections and ensure deficiencies are corrected promptly. Review plans, selections, purchase orders, and scopes of work before and during construction. Monitor construction costs and minimize unnecessary variance, rework, waste, and change orders. Review and approve subcontractor work for payment based on verified completion. Maintain clean, organized, professional, and safe jobsites. Hold subcontractors accountable for schedule commitments, workmanship, cleanliness, and warranty standards. Coordinate with Purchasing, Sales, Design, Accounting, and other internal departments throughout the construction process. Manage completion lists and quality-control inspections before homeowner orientation. Ensure homes are fully complete and presentation-ready before buyer walkthroughs and closings. Coordinate correction of buyer walkthrough items and ensure timely completion. Assist with warranty and post-closing construction issues when required. Maintain accurate construction updates, schedules, inspection records, photos, and project documentation. Provide management with regular reporting regarding starts, homes under construction, projected completions, delays, risks, and upcoming closings. Performance Expectations Success in this position will be measured primarily by: Construction cycle time On-time completion and closing performance Quality of completed homes Budget and variance control Reduction of rework and warranty items Subcontractor performance Jobsite cleanliness and safety Accuracy and timeliness of project reporting Homeowner satisfaction at delivery Qualifications 3+ years of experience in residential construction, preferably with a production or semi-custom homebuilder. Strong understanding of the complete single-family residential construction process. Experience managing multiple homes or jobsites simultaneously. Ability to read and interpret architectural plans, engineering plans, surveys, specifications, and scopes of work. Strong scheduling and subcontractor management skills. Working knowledge of residential building codes, inspections, permitting, and construction safety. Strong problem-solving skills and ability to make timely field decisions. Excellent organizational and communication skills. Comfortable using construction management software, scheduling systems, Microsoft Office, and mobile field applications. Valid driver's license and ability to travel between active jobsites. Preferred Qualifications Experience managing 15-25+ homes simultaneously in a production environment. Experience with scattered-lot construction and/or master-planned residential communities. Experience implementing standardized construction processes and reducing construction cycle times. Familiarity with purchasing, estimating, construction budgets, variance management, and trade scopes. Experience delivering design-forward or semi-custom homes while maintaining production-builder efficiency. Ideal Candidate The successful candidate takes ownership of every home under their responsibility. They are expected to know the status of each project, what is scheduled next, what could delay completion, and what action is required to keep the home moving. This role is best suited for someone who is highly accountable, detail-oriented, field-driven, and focused on execution . The Project Manager should develop strong relationships with trade partners while maintaining clear expectations and accountability for schedule and quality.

Pay:
$60,000.00 - $70,000.00 per year
