Job Description
Job Overview The Project Manager is responsible for overseeing commercial door and dock installation projects from award through closeout. This role coordinates project schedules, labor, materials, subcontractors, and customer communication to ensure projects are completed safely, on time, within budget, and to company quality standards. The Project Manager serves as the primary point of contact for customers, general contractors, vendors, technicians, and internal departments throughout the project lifecycle. Successful performance requires strong leadership, organization, communication, and problem solving skills, along with the ability to manage multiple projects in a fast paced construction and service environment. Essential functions include but are not limited to the following: Manage commercial door and dock installation projects from award through completion, including loading dock equipment, overhead and rolling steel doors, high speed doors, fire rated doors, operators, and related work. Advance each project through the established project stages, from kickoff and contract through field verification, ordering, install, and closeout, confirming and documenting each requirement before the project moves forward. Coordinate project schedules, labor, equipment, subcontractors, and material deliveries across multiple concurrent projects. Serve as the primary point of contact for customers and general contractors regarding project timelines, updates, and expectations. Collaborate with sales, operations, dispatch, purchasing, warehouse, and field technicians to support project success. Monitor project progress, budgets, labor costs, and timelines to ensure profitability and efficiency. Coordinate scheduling and communication with subcontractors, vendors, and suppliers. Manage the submittal and shop drawing process, including securing written approval prior to release to order. Identify and resolve project issues, delays, and change orders in a timely and professional manner, and obtain signed authorization before work is performed outside the executed contract. Conduct site visits and inspections to verify project quality, safety, and customer satisfaction. Ensure compliance with company policies, safety procedures, and applicable regulations, including site specific safety and access requirements. Maintain accurate and current project documentation in the company field service management system, including schedules, submittals, change orders, reports, photo documentation, and correspondence. Lead the weekly shop drawing meeting, set the agenda, review submittal status on every job, and drive open items to closure. Prepare and submit the weekly project reporting packet and participate in the standing weekly project review, in accordance with the Project Manager Required Workflow Guide. Report safety incidents, customer escalations, material errors, and unauthorized work requests immediately, without waiting for the weekly reporting cycle. Assist with project billing, invoicing support, deposit tracking, and closeout documentation. Perform other job related duties as assigned. Skills Strong leadership and project coordination skills in a construction or field service environment. Ability to manage multiple projects, priorities, and deadlines simultaneously. Ability to read and interpret project specifications, contracts, submittals, and construction drawings. Working knowledge of commercial construction practices, submittal processes, and project scheduling. Familiarity with dock and door terminology strongly preferred, including levelers, restraints, seals and shelters, sectional doors, rolling steel curtains, fire rated doors, operators, springs, and hardware. Proficiency with field service and project management software (ServiceTitan preferred), CRM systems, and Microsoft Office, particularly Outlook and Excel. Strong organizational and time management skills with the discipline to keep documentation current in the system of record. Excellent verbal and written communication skills with customers, general contractors, vendors, subcontractors, and internal teams. Strong problem solving and decision making abilities. Ability to work independently while remaining accountable for project performance and reporting. Key Attributes for Success Ownership.
