Job Description

The Opportunity:
HALO Design-Build is looking for an experienced, construction-minded Remodel Project Manager to take the lead of our growing residential remodeling pipeline. We are receiving an increasing number of requests for additions, whole-home renovations, interior remodels, exterior living projects, and other substantial residential improvements. As our presence in the area continues to grow, we're looking for someone who can take these opportunities from the initial client conversation all the way through successful project completion. This is not strictly a sales position, and it is not strictly a construction management position. We're looking for someone who understands residential construction, estimating, client relationships, and project management and is comfortable taking ownership of the entire process.
The Role:
The Remodel Project Manager becomes the primary point of contact for qualified remodeling and addition opportunities. You will meet with prospective clients, evaluate their project, help establish a realistic scope and budget, coordinate design and pricing, prepare proposals, close projects, and then manage those projects through construction. You'll have the support of HALO's existing design, administrative, and field teams, but you'll ultimately be responsible for making sure the projects you take on are well-defined, profitable, organized, and successfully completed.
What You'll Do:
Client Consultation & Sales Respond promptly to qualified remodel and addition inquiries. Meet with homeowners to understand their goals, priorities, budget, and timeline. Conduct site evaluations and document existing conditions. Help clients determine whether their desired project and investment expectations are realistic. Develop preliminary scopes and budgets. Guide clients through HALO's design-build process. Prepare and present proposals. Follow up consistently with prospective clients. Convert qualified opportunities into signed construction projects. Preconstruction & Estimating Develop detailed scopes of work. Perform takeoffs and preliminary estimating. Request and evaluate subcontractor and supplier pricing. Coordinate with HALO's design team as plans are developed. Identify structural, mechanical, electrical, plumbing, and existing-condition considerations. Establish project budgets and allowances. Identify potential risks before construction begins. Prepare accurate proposals and construction agreements. Project Management Develop and maintain the project schedule. Coordinate subcontractors, suppliers, inspections, and deliveries. Manage project budgets and committed costs. Issue purchase orders and approve project-related invoices. Track projected costs and financial performance throughout construction. Identify and document changes in scope. Coordinate change orders. Maintain regular communication with clients. Document important project decisions. Coordinate with HALO's field and production teams. Monitor workmanship and project quality. Manage punch lists and project closeout. Help resolve unforeseen conditions that naturally occur during remodeling. You'll spend time both in the office and in the field. This is not a desk-only project management position.

What We're Looking For:
The ideal candidate has significant residential construction knowledge and is equally comfortable talking with a homeowner, reviewing construction drawings, developing an estimate, negotiating with a subcontractor, and walking a jobsite. Preferred Experience Residential remodeling and/or addition project management Residential construction experience Estimating and budgeting Job-cost management Client-facing sales or consultation Subcontractor and supplier management Reading construction drawings Developing scopes of work Construction scheduling Change-order management Hands-on construction experience is highly valuable. We aren't looking for someone who simply knows project-management software. We're looking for someone who understands how residential construction actually comes together.
The Person We're Looking For:
You should be someone who: Takes ownership rather than waiting to be told what to do. Follows up quickly and consistently. Communicates clearly with clients and coworkers. Can have straightforward conversations about budgets and costs. Understands that details matter. Recognizes problems early and communicates them before they become bigger problems. Can balance client satisfaction with responsible financial decision-making. Is organized enough to manage several projects and opportunities simultaneously. Treats subcontractors, suppliers, coworkers, and clients professionally. Is comfortable making decisions while knowing when to involve other members of the team. Most importantly, we're looking for someone who takes pride in seeing a project through—from the first conversation with the homeowner to the final walkthrough.
Compensation:
This position includes a competitive base salary plus commission on signed construction contracts, providing significant earning potential as the remodeling and addition division grows. Pay:
$75,000.00 - $100,000.00 per year
