  • Commercial Roofing Position Summary The Commercial Roofing Project Manager is responsible for the successful management of commercial roofing projects from contract award through final completion and closeout.
This position oversees project planning, scheduling, manpower, materials, subcontractors, customer communication, quality control, safety coordination, documentation, and financial performance. The Project Manager serves as the primary link between the customer, general contractor, sales/estimating team, field operations, vendors, and company leadership. The ideal candidate understands commercial roofing systems, construction operations, and project financials and can effectively manage multiple projects while maintaining strong customer relationships and company profitability. Key Responsibilities Project Management
  • Manage commercial roofing projects from turnover through completion and closeout.
  • Review contracts, proposals, specifications, drawings, scopes of work, and project requirements.
  • Develop project schedules and coordinate work with customers, general contractors, subcontractors, and other trades.
  • Coordinate manpower, equipment, materials, deliveries, and site logistics.
  • Conduct project kickoff meetings and establish clear expectations with the field team.
  • Monitor project progress and proactively address schedule delays, material issues, manpower shortages, and unforeseen conditions.
  • Maintain accurate project documentation throughout the project lifecycle.
  • Coordinate inspections and ensure required documentation is completed. Financial & Profitability Management
  • Take ownership of project budgets and profitability.
  • Monitor labor, material, equipment, subcontractor, and other project costs.
  • Review job-cost reports and identify potential cost overruns early.
  • Track committed costs against the project budget.
  • Manage change orders and ensure additional work is properly documented, priced, approved, and billed.
  • Assist with monthly forecasting and projected final cost reporting.
  • Review project financial performance with company leadership.
  • Protect company margins while maintaining customer satisfaction. Field Operations
  • Work closely with Foremen and Superintendents to ensure projects are progressing according to schedule and contract requirements.
  • Verify that work is being performed according to approved specifications and manufacturer requirements.
  • Monitor workmanship and overall project quality.
  • Coordinate daily and weekly manpower requirements.
  • Help resolve field issues and provide direction when unforeseen conditions are encountered.
  • Ensure proper material handling, storage, and inventory on projects.
  • Coordinate equipment needs, including lifts, cranes, dumpsters, generators, and other jobsite equipment. Customer & General Contractor Relations
  • Serve as the primary point of contact for assigned customers and general contractors.
  • Establish and maintain professional relationships throughout the project.
  • Attend owner, architect, and general contractor meetings as required.
  • Provide regular project updates regarding schedule, progress, issues, and upcoming work.
  • Respond promptly and professionally to customer concerns.
  • Resolve disputes and project issues while protecting the company's contractual and financial interests.
  • Identify opportunities to provide additional value to customers and develop long-term relationships. Safety & Compliance
  • Support and enforce the company's safety policies and procedures.
  • Coordinate with the company's safety personnel and field leadership to maintain a safe jobsite.
  • Ensure required safety documentation is completed and maintained.
  • Address safety concerns immediately when identified.
  • Promote a strong safety culture among field employees and subcontractors.
  • Ensure projects comply with OSHA requirements, company policies, manufacturer requirements, and project-specific safety requirements. Materials & Procurement
  • Coordinate material procurement based on project schedules.
  • Verify material quantities and specifications against project requirements.
  • Coordinate deliveries to minimize jobsite delays and storage issues.
  • Work with vendors to resolve material shortages, damaged materials, warranty issues, and delivery problems.
  • Monitor material usage and help control material waste. Documentation & Closeout
  • Maintain accurate project files, including: o Contracts o Purchase orders o Subcontracts o Change orders o Daily reports o Progress reports o Meeting minutes o Material documentation o Photos o Inspection reports o Safety documentation o Warranty information
  • Coordinate punch-list completion.
  • Ensure all project requirements are satisfied before final billing.
  • Obtain required warranties, inspection reports, lien waivers, and closeout documents.
  • Assist accounting with final billing and collection of outstanding project balances.
  • Conduct project closeout reviews to identify lessons learned and opportunities for improvement. Qualifications
  • 3+ years of experience in commercial construction or commercial roofing project management preferred.
  • Ability to read blueprints.
  • Strong understanding of commercial roofing systems and construction practices.
  • Experience with TPO, PVC, EPDM, modified bitumen, built-up roofing, coatings, insulation, sheet metal, and/or other commercial roofing systems preferred.
  • Ability to read and interpret construction drawings, specifications, contracts, and details.
  • Understanding of construction scheduling and project coordination.
  • Strong understanding of project costs, budgets, and job profitability.
  • Excellent written and verbal communication skills.
  • Strong organizational and time-management skills.
  • Ability to manage multiple projects and competing priorities.
  • Proficiency with Microsoft Office, including Excel and Outlook.
  • Experience with construction management or project-management software preferred.
  • Ability to travel to commercial jobsites as required.
