Project Manager II Responsibilities:

We're looking for a driven Project Manager II to lead mid-sized construction projects (typically between $5M and $50M ) from early planning through close-out. In this role, you'll be accountable for project performance-ensuring quality, safety, schedule, and financial results. You'll work closely with internal teams, field leadership, clients, and partners to deliver exceptional outcomes that reflect our standard of excellence. Lead Projects Manage project delivery from concept through final acceptance and warranty period. Take ownership of profit and loss for assigned projects. Build and nurture strong relationships with clients, ensuring trust and alignment throughout the project lifecycle. Team Leadership & Development Supervise and mentor Assistant Project Managers, Project Engineers, and Superintendents. Support team training and professional growth. Oversee performance and guide the team toward shared goals. Preconstruction & Planning Lead proposal kick-off meetings with Estimators. Prepare and review proposals, including estimates, schedules, and scopes of work. Collaborate with the Development Manager and clients on preconstruction planning, logistics, and approvals. Schedule, Budget & Quality Develop and track construction schedules with field teams. Coordinate budgets, cost tracking, and project forecasting. Implement and monitor quality control programs to uphold construction standards. Construction Oversight Coordinate design requirements, permitting, submittals, and inspections. Facilitate subcontractor bidding, contract negotiations, and procurement support. Lead regular project team meetings and ensure effective communication across all stakeholders. Close-Out & Delivery Manage change orders, track draws, and approve project billing. Oversee punchlist completion, warranty documentation, and final manuals. Support project close-out reporting and ensure client satisfaction. Skills 6-10 years of experience in residential and/or commercial construction management. Proven ability to manage project budgets, schedules, and contracts. Strong leadership, communication, and organizational skills. A commitment to safety and quality on every project. Education Bachelor's degree in Construction Management , Engineering , Architecture , or related field.
