Indianapolis, IN We are seeking experienced Construction Project Managers for commercial, mixed-use, multifamily, K-12 and higher education projects.

POSITION SUMMARY

The Project Manager is responsible for managing commercial construction projects from preconstruction through closeout. Reporting directly to the Owners, this role works with appropriate oversight and direction to deliver projects on schedule, within budget, and in accordance with contract requirements. The Project Manager coordinates owners, architects, consultants, subcontractors, and internal team members - including collaboration with the Construction Coordinator on documentation and project closeout - to produce results that reflect Stenz's standards for craftsmanship, professionalism, and client satisfaction

CORE RESPONSIBILITIES

Project Leadership & Delivery Manage commercial construction projects from preconstruction through closeout with appropriate direction and oversight from ownership, ensuring delivery on schedule, within budget, and in accordance with contract requirements Manage multiple projects simultaneously, maintaining consistent communication, documentation, and follow-through across all active work Coordinate the efforts of all project participants including owners, architects, consultants, subcontractors, and tradesmen throughout the project lifecycle Monitor and control construction through regular collaboration with project superintendents to ensure projects are built to all requirements, on schedule, and within budget Escalate project issues, risks, and decisions to ownership in a timely and organized manner; implement direction provided and follow through on corrective actions Preconstruction & Estimating Collaborate with designers, owners, and project stakeholders during preconstruction to develop construction documents suitable for construction execution and competitive bidding Prepare and review conceptual budgets, quantity takeoffs, and hard bids; ensure all scope items are captured and scope gaps are identified prior to contract award Participate in bid reviews and value engineering exercises to optimize project cost and constructability Identify constructability issues early in design and communicate recommendations to the design team and ownership Contract & Subcontractor Management Negotiate, award, and write subcontracts; ensure subcontract scope aligns with the prime contract and project requirements Monitor subcontractor performance for quality, schedule, and compliance; address deficiencies promptly and document all corrective actions Maintain and manage subcontractor qualifications, insurance certificates, and compliance documentation throughout the project Schedule Management Develop and maintain project schedules using Procore; update schedules regularly and communicate changes to all relevant stakeholders Establish work priorities and milestone accountability with project superintendent teams. Identify schedule risks proactively and develop recovery plans to protect the critical path when variances occur Budget & Financial Management Track and manage project budgets in real time; maintain accurate cost reports and provide regular financial updates to leadership Review, prepare, and track change orders; ensure all changes are authorized, documented, and incorporated into the project cost report Prepare owner pay applications accurately and submit on or before established submission dates; ensure all pay application backup is complete Develop and track submittals, RFIs, and cost reports throughout the project lifecycle Safety & Quality Compliance Ensure full compliance with company and OSHA safety standards across all managed projects; conduct or facilitate regular job site safety inspections Maintain and enforce quality control standards throughout construction; identify deficiencies and hold the project team accountable to corrections Ensure all required permits, inspections, and jurisdictional approvals are obtained and documented in a timely manner Lead incident investigations when safety events occur and implement corrective and preventive actions Client & Owner Relations Serve as the primary point of contact for clients and owners throughout the project; facilitate professional, proactive communication at all stages Maintain detailed correspondence and meeting minutes; respond to client inquiries and concerns in a timely and professional manner Represent the company with professionalism and discretion in all client, owner, and external stakeholder interactions Documentation & Reporting Maintain organized and complete project files including contracts, change orders, RFIs, submittals, correspondence, permits, and closeout documents Provide accurate and timely reports on project cost, schedule, and contract compliance to leadership and ownership Partner with the Construction Coordinator on administrative project functions including submittal logs, RFI tracking, subcontractor documentation, and project correspondence; maintain clear direction and accountability throughout the project lifecycle Coordinate with the Construction Coordinator on all project closeout activities including punch list tracking, final inspections, certificate of occupancy, warranty documentation, and owner training; ensure clean handoffs and complete closeout packages We are an equal opportunity employer, and we are an organization that values diversity.
