Job Description
Site Supervisor and Project Manager - Job Description Site Supervisor position helps with the following: A. Planning for Construction for Habitat Homes
- Assure that Habitat has the necessary tools for construction and that they are well maintained
- Provide an end-of-day update to Project Manager
- Attend Construction Meeting as required B. Management of Materials & Tools
- Inventory & check quality of materials delivered to site and return rejects C. Supervise Volunteers & Sub-Contractors
- Coordinate with Project Manager to schedule the subcontractors
- Coordinate with Volunteer Coordinator to schedule volunteers
- Teach volunteers how to complete the necessary tasks
- Involve the future homeowners in the construction process; team with regular volunteers
- Assure that all work done is high quality and completed in a timely manner
- Remove all tools and materials from site at end of project
- Monitor day-to-day, site safety and ensure that the requirements of Occupational Health and Safety Act are enforced D. Inspections
- Assume responsibility for meeting all applicable building codes
- Call and schedule the appropriate inspections of the project E. Punch lists
- Ensure that all punch list items are completed correctly and in a timely manner Reports to: Director. Will need to work as part of the Construction Committee and Communicate with all members of the Repair Team daily, including administrative support. 50% Project Manager Assists with the following: A. Planning for Construction for Habitat Homes
- Secure the building and environmental permits
- Hire or find volunteer contractors to put in foundation, septic sewer connection, well or water, electrical, plumbing, HVAC, insulation, and drywall finishing
- Obtain license information and certificates of insurance from all contractors
- Review the project plans and specifications and comment on building design, scheduling, possible cost savings measures and potential construction problems
- Oversees all areas of project to ensure that all homes are built to Energy Star standards.
- Provide a weekly status report to the Construction Manager
- Attend weekly construction meeting as requested
- Immediately notify Construction Manager of any circumstance that will alter the construction schedule B. Management of Materials & Tools
- Establish a take-off list for each house as needed (as needed)
- Prepare detailed project budget and cash flow projection
- Bid out materials needed or ask for donated materials
- Assure that ordered materials reach site and are inventoried & checked for quality C. Manage Sub-Contractors
- Schedule the subcontractors
- Solicit Multiple Bids for:
- Foundation
- Plumbing
- HVAC
- Electrician
- Drywaller
- Roofing/Truss installation
- Oversee site safety program D. Inspections
- Assume responsibility for meeting all applicable building codes
- Call and schedule the appropriate inspections of the project
- Assume responsibility for completion of punch list items needed to be completed to obtain CO, to include all site grading, seeding and removal of debris/trash.
