KEY RESPONSIBILITIES
- Collaborate with clients, general contractors, architects, and stakeholders to define flooring project requirements, scope, and operational objectives.
- Develop comprehensive project plans, including detailed work schedules, budgets, material requirements, and operational milestones.
- Allocate resources effectively, including flooring installation crews, specialized surface preparation machinery, materials, and safety equipment, to ensure timely project execution.
- Manage project budgets, diligently tracking material costs, labor expenses, and change orders while providing precise cost estimates to clients and management.
- Coordinate flooring installation crews and subcontractors, assigning daily tasks and establishing efficient on-site workflow.
- Maintain consistent contact with clients to provide regular progress updates, address technical concerns, and manage project expectations proactively.
- Monitor project progress on-site, identifying operational bottlenecks or material delays, and implementing effective mitigation strategies to keep projects on schedule and within budget.
- Ensure strict adherence to corporate safety regulations, OSHA standards, and environmental/quality benchmarks tailored to commercial and industrial flooring environments.
- Review and manage project documentation, including contracts, submittals, change orders, site logs, and safety permits, ensuring full records accuracy.
- Evaluate completed project outcomes against established technical specifications, quality standards, and client requirements.
- Facilitate seamless project closeout activities, including final walk-throughs, punch list resolution, client approvals, warranty delivery, and documentation finalization.
- Foster long-term, positive client relationships by seeking constructive feedback and ensuring exceptional customer satisfaction.
- Provide accurate and timely project status reports to senior management and clients, highlighting key performance metrics, financial health, and operational challenges.
- Stay informed on emerging industry trends, advanced flooring installation techniques, innovative surface prep technologies, and modern resinous/epoxy coatings.
- Train, mentor, and guide flooring crews on installation techniques, floor preparation methods, safety protocols, and operational best practices.
- Collaborate effectively with material suppliers, equipment vendors, and field subcontractors to ensure smooth, uninterrupted job site operations.
- Identify opportunities for internal process improvements and implement best-in-class project management frameworks to enhance operational efficiency.
- Managing contracts, change orders, progress reports, permits, and closeout records accurately.
- Maintaining professional client relationships, setting clear expectations, and driving total customer satisfaction.
BACKGROUND AND SKILLS
- Bachelor's degree in Construction Management, Civil/Structural Engineering, or a related field (or equivalent hands-on industry experience).
- Proven experience as a Project Manager in commercial or industrial flooring, demonstrating a strong track record of successful project delivery.
- Technical knowledge of flooring systems (e.g., epoxy coatings, urethane cement, polished concrete, vinyl, moisture mitigation) and surface preparation techniques (shot blasting, diamond grinding).
- Proficiency in project management and scheduling software for budgeting, resource allocation, estimating, and client communication.
- Strong leadership, team management, and interpersonal skills with a proven ability to direct and motivate field crews and cross-functional teams.
- Excellent verbal and written communication skills with strong negotiation abilities when dealing with clients, vendors, and subcontractors.
- High attention to detail regarding contract review, technical submittals, safety plans, and job cost tracking.
- Analytical mindset with strong problem-solving capabilities to resolve field challenges, structural conditions, and scheduling conflicts efficiently.
- Superior organizational and time-management skills to oversee multiple job sites and concurrent projects seamlessly.
- High standard of professional ethics, integrity, and dedication to producing superior quality craftsmanship.
- Ability to excel in fast-paced, high-pressure environments, adapting quickly to schedule changes or job site conditions.
PHYSICAL DEMANDS
Site Visits :
Regularly visit active commercial and industrial construction sites to assess progress, conduct quality control checks, and coordinate installation crews. Involves extensive walking, standing, and navigating complex job site environments.
Physical Activity :
Actively engage in field oversight, demonstrating installation techniques, assisting with site layout, and inspecting surface prep conditions.
Standing and Walking :
Frequent standing and walking across concrete slabs, uneven surfaces, and large-scale facility floors throughout the workday.
Lifting and Carrying :
Ability to lift and carry job site documentation, sample boards, testing equipment, or small tools weighing up to 30-50 lbs as necessary.
Communication :
Clear verbal communication in high-noise construction environments requiring the use of proper voice projection and auditory protection.
Elements :
Exposure to varied job site conditions, including indoor/outdoor temperature fluctuations, dust, noise, and active industrial equipment environments.
Safety Precautions :
Strict adherence to safety protocols, including mandatory wearing of Personal Protective Equipment (PPE) such as hard hats, high-visibility vests, steel-toe boots, eye protection, and respirators when applicable.
Coordination :
Active physical coordination of machinery, material deliveries, and crew placement across large facility footprints.
Documentation :
On-site recording of progress photos, daily field logs, and digital reports using tablets, laptops, or mobile devices.
Equipment Handling :
Hands-on familiarity with and occasional demonstration of surface preparation equipment (grinders, shot blasters) and floor coating application tools.
Stress Management :
Ability to maintain composure and solve operational challenges effectively under tight deadlines and demanding project schedules. Compensation
