Job Description
Position- Full Time- Construction Project Manager w/ Benefits About SB Builders Since 1998 SB Builders, LLC (formally, Shaheen Beauchamp Builders) has been at the forefront of quality commercial general contracting. Based out of Carson City, Nevada, SBB has built millions of square feet in the greater Northern Nevada region. Position Description:
We are looking for a Assistant Project Manager/Project Coordinator to assist project leads on a variety of projects. Candidates will work closely with the superintendent, project manager, and subcontractors through pre-construction to project completion. Project types and sizes will vary from new buildings to tenant improvements with values ranging from $100,000 to $5 million plus.Duties and Responsibilities include:
Project Administration Assist Project Managers with overall project execution from preconstruction through closeout. Maintain project documentation including contracts, subcontracts, RFIs, submittals, ASIs, change orders, meeting minutes, and correspondence. Organize and maintain digital and hard-copy project files. Distribute construction documents to subcontractors, consultants, and field staff. Track permit status, inspections, and jurisdictional approvals. Prepare and maintain project logs including: RFI Logs Submittal Logs Change Order Logs Drawing Revision Logs Procurement Logs Punch Lists Scheduling & Coordination Assist with preparation and updating of project schedules. Coordinate subcontractor activities and sequencing with field operations. Schedule meetings including owner meetings, subcontractor coordination meetings, and OAC meetings. Prepare meeting agendas and distribute meeting minutes. Coordinate material deliveries and long-lead procurement items. Assist Superintendent and Project Manager with maintaining project milestones and critical path activities. Financial & Cost Control Assist in preparation and tracking of project budgets. Review subcontractor invoices and pay applications for completeness and accuracy. Track project commitments, pending change orders, and cost exposures. Assist with preparation of owner pay applications and supporting documentation. Support change order pricing, scope reviews, and subcontract negotiations. Maintain accurate cost tracking and forecasting reports. Subcontractor & Vendor Management Solicit subcontractor and supplier pricing as directed. Assist with bid leveling and scope comparisons. Distribute scopes of work and procurement packages. Coordinate subcontract agreements and insurance compliance. Maintain subcontractor contact lists and procurement status reports. Follow up with subcontractors regarding schedule, documentation, and closeout requirements. Field Support Coordinate with Superintendents regarding daily project needs and field issues. Assist with resolving RFIs, material issues, and coordination conflicts. Perform occasional site walks to verify progress and document field conditions. Support quality control and punch list activities. Assist with project safety documentation and compliance tracking. Client & Design Team Communication Serve as a point of contact for routine communication with owners, architects, engineers, consultants, and subcontractors. Draft professional correspondence and maintain communication records. Coordinate responses to RFIs and design clarifications. Support owner reporting requirements and project status updates. Closeout Responsibilities Assist with project closeout documentation including: O&M Manuals As-Builts Warranties Final Inspections Punch List Completion Coordinate final subcontractor closeout requirements. Assist in obtaining Certificates of Occupancy and final jurisdictional approvals. Archive completed project documentation. Maintain project documentation including contracts, subcontracts, RFIs, submittals, ASIs, change orders, meeting minutes, and correspondence. Organize and maintain digital and hard-copy project files. Distribute construction documents to subcontractors, consultants, and field staff. Track permit status, inspections, and jurisdictional approvals. Prepare and maintain project logs including:RFI Logs Submittal Logs Change Order Logs Drawing Revision Logs Procurement Logs Punch Lists Qualifications:
Strong organizational and multitasking abilities. Excellent written and verbal communication skills. Ability to manage multiple projects and deadlines simultaneously. Understanding of construction documents, specifications, and CSI divisions. Knowledge of construction sequencing and subcontractor coordination. Strong attention to detail and problem-solving skills. Ability to work collaboratively with field and office personnel. Experience in commercial construction preferred. Experience in Microsoft Project, Excel, Word, and Adobe Acrobat.Benefits:
