Responsibilities:
Oversee all aspects of residential construction project from implementation of architectural drawings, establishing job completion schedules & work orders, client selections, material acquisition, scheduling and supervision of subcontractors Allocate subcontracting and in-house resources for the different assigned projects Supervise all onsite personnel and subcontractors work Interface with clients, inspectors, subcontractors, architects, engineers, city and county officials Negotiate with contractors and material suppliers to meet gross profit goals Maintain high standards of workmanship adhering to the approved estimate and scope of work established by the estimator Daily communication with clients, insurance adjusters, inspectors and/or all TEAM members
Qualifications:
Previous experience in residential construction management or other related fields Ability to multi-task and maintain organization Strong leadership qualities Strong contract negotiation skills Excellent verbal and written communication skills Experience utilizing computers and various programs including Excel and Project Management tools, Xactimate estimating software is a plus Ability to communicate effectively with the customer, subcontractors, field staff, estimators and inspectors Organizational skills for coordination of multiple job assignments, task scheduling, and material delivery Management of estimated budgets versus actual costs to ensure project's profitability Must pass a background check and have a valid driver's license Minimum of 5+years of experience in residential construction management Deadline and detail-oriented
Physical Demands:
Occasional lifting and/or moving items in excess of 50 lbs. Sustained periods of standing, sitting, walking, bending and kneeling Exposure to both indoor and outdoor working environments Access and mobility in confined spaces
