Associate Project Manager Description:
Westrum Development is a developer, and operator of multi-family and senior market rate housing. The Associate Project Manager is responsible for supporting the Development department throughout the project life cycle to include preconstruction, construction documentation, and purchasing. The ideal candidate would exhibit creative problem-solving skills, high level of attention to detail, strong communication and organizational skills. Knowledge/Skills/Abilities
- Bachelors degree, preferred in construction management, engineering, or architectural studies
- 3+ years of relevant experience with a basic knowledge of the construction industry preferred
- Proficiency in Procore, Bluebeam, and Microsoft Office i.e. Word, Outlook, etc. preferred
- Ability to read and understand construction drawings
- Experience with AutoCAD or Revit preferred but not required Reports to:

Non-Exempt Key Responsibilities:
o Assist with project budget development, including site and vertical scope. Solicit contractor and vendor proposals. Compare bid scope and prepare high-level summary for executive decisions. Support contract preparation, execution, routing, and document management. Coordinate Notices to Proceed (NTPs), project startup documentation, and vendor onboarding. o Assist Project Managers in managing General Contractors, consultants, and site vendors throughout all phases of construction. o Monitor project schedules, milestones, and critical path activities to help ensure projects remain on schedule and within budget. Track project progress and prepare status reports for internal stakeholders. Compile project reports, critical path schedules, executive summaries, and project dashboards. o Maintain organized project files and document control. Manage project documentation, including drawings, RFIs, submittals, meeting minutes, and revisions in Procore. o Review, track, and process contractor pay applications, change orders, requests for information, and supporting documentation for completeness and compliance with contract requirements. o Execute sketch plans in Bluebeam for prospective projects. Provide sketch plans during construction for design changes and field coordination. o Coordinate owner-directed vendors, including security, low-voltage, signage, landscaping, and other specialty contractors, ensuring their work is integrated with the General Contractor's schedule. Participate in period field inspections to ensure quality control and compliance to contract scope. o Participate in project Owner Meetings, document action items, and follow up on outstanding issues with the General Contractor, design professionals, and project consultants. o Assist Design Project Manager with design presentation to Owner. Maintain in-house finish material library. Facilitate interior and exterior renderings with 3rd party. o Assist with furniture, fixtures, and equipment (FF&E) procurement, including bid solicitation, buyout, tracking, reselection, and coordination with vendors. Support procurement and coordination of owner-furnished and owner-installed (OFOI) materials, FF&E, and specialty vendors to align with the overall construction schedule. o Coordinate project closeout activities, including punch list completion, operation and maintenance manuals, warranties, as-built documentation, training, and turnover to property management. o Track post-construction warranty items and coordinate resolution with the General Contractor and applicable vendors.
- Administrative & Team Support o Provide administrative and project coordination support to the Director of Construction and Project Managers.
o Perform additional duties as assigned in support of successful project execution.
