Job Description

Project Manager - Architecture Recruiting NoCo LLC Windsor, CO Job Details Full-time $95,000 - $125,000 a year 4 days ago Benefits Health insurance Dental insurance Paid time off Parental leave Employee assistance program Vision insurance Professional development assistance Retirement plan Qualifications Microsoft Word Bluebeam Revu Construction specifications Bluebeam Microsoft Excel Project documentation Construction schedule coordination Architecture Word embeddings Revit Construction budget management Bachelor's degree Budget planning Construction drawing review Schedule creation Managing projects Building information modeling (BIM) tools File organization Stakeholder management Full Job Description Architecture, interiors, and planning firm based in Colorado's Front Range. We start from the premise that clients initiate projects to fulfill a business or community need, and that our job is to build the architectural solution around that need. Projects have to make financial sense, and we never lose sight of the economics. There is no one-size-fits-all approach to architecture, so we tailor our delivery methodology to each client. Traditional processes tend to push projects out of scope or off schedule; we counter that by assembling the right team early, working collaboratively, and managing risk deliberately from the first meeting through closeout.
THE ROLE
We are hiring an experienced Project Manager to take full responsibility for multiple projects from proposal through construction administration. This is a client-facing leadership position. You will be the primary client liaison, own the schedule, budget, and scope, and be accountable for the quality and profitability of the work your team produces. Our strongest need is in Municipal and Healthcare. Municipal examples include public-safety work — police stations, fire stations, and related civic facilities. In healthcare, some examples are rural hospitals, surgery centers, orthopedic clinics, and other community health centers. Candidates who have managed projects in either sector, and who understand the approvals, stakeholder dynamics, and technical demands that come with them, will be given preference.
WHAT YOU'LL OWN
  • Project leadership — Full responsibility for all aspects of multiple concurrent projects, administrative and technical.
  • Client relationship — Serve as the primary point of contact. Set clear expectations, hold clients accountable to decisions and deadlines, and bring scope, schedule, and budget to completion to the client's satisfaction.
  • Business development support — Estimate fees, determine scope of work, and prepare proposals, services agreements, work orders, and consultant contracts and RFPs.
  • Budget and fee management — Budget and manage project hours, track progress against fee, identify additional services early, and ask for them.
  • Planning and scheduling — Prepare strategic plans for project success, build and maintain project schedules, and understand how construction buyout affects our delivery dates.
  • Team direction — Direct the project task list, assign and involve the full team including interiors, and mentor and train staff working under your guidance.
  • Consultant coordination — Lead coordination of structural, civil, MEP, and specialty consultants, including drawing coordination and redlining.
  • Technical oversight and QC — Complete code reviews, apply the firm's checklists, drawing standards, and process standards, and QC the project at each milestone.
  • Entitlements and permitting — Manage the entitlement and permit process, and coordinate with authorities having jurisdiction.
  • Construction administration — Review submittals and shop drawings, respond to RFIs, review field reports, run the punch list process, and close projects out cleanly.
  • Documentation — Produce timely agendas and meeting minutes, set up new jobs correctly, and keep project documentation current and organized.
WHAT WE'RE LOOKING FOR
Required:
  • Professional degree in architecture from an accredited program (B.Arch or M.Arch).
  • Eight or more years of professional architectural experience, including direct project management responsibility.
  • Demonstrated ability to manage multiple projects at once and keep each on scope, on schedule, and on budget.
  • Fluency in construction documents: you can read and understand a survey, soils report, Phase I, and project estimate, and you can write a specification and build a cartoon set.
  • Working proficiency in Revit, Revit file management and Forma, Bluebeam, Microsoft Word, and Excel.
  • Practical constructability knowledge and the judgment to work with a general contractor to get a project to budget.
  • Strong written and verbal communication.
You make clear requests, give clear expectations, take criticism well, and can hold both a team and a client accountable.
Preferred:
  • Architectural licensure (Colorado, or NCARB certificate with the ability to obtain Colorado reciprocity).
  • Healthcare experience: clinics, medical office, ambulatory surgery, hospital renovation or addition, and familiarity with the applicable healthcare licensing and review processes.
  • Experience with municipal public-safety projects — police stations, fire stations, emergency operations, or similar civic facilities — including public meetings, municipal boards, and publicly funded delivery.
  • Experience with publicly funded or grant-funded projects (for example USDA Rural Development, state or federal grant programs) and the reporting they require.
  • Experience writing proposals, negotiating fees, and managing consultant teams.
