Job Description

Project Manager IIPosition Overview We are seeking an experienced Project Manager II to lead commercial construction and mission-critical projects from planning through closeout. This role is responsible for ensuring projects are delivered on time, within budget, and to the highest quality and safety standards. The ideal candidate applies strong project management practices, communicates effectively with stakeholders, and drives teams to achieve project objectives. PMP certification and proven experience managing commercial construction or mission-critical environments are highly preferred.

Key ResponsibilitiesPlan, coordinate, and manage multiple commercial construction and mission-critical projects simultaneously, ensuring scope, schedule, budget, and quality targets are met.

Develop and maintain detailed project schedules, budgets, and progress reports; forecast risks and resource needs proactively.

Lead project kickoff, coordination meetings, and regular status updates with clients, subcontractors, designers, and internal teams to align expectations and resolve issues.

Manage procurement and subcontractor selection, negotiate contracts, and oversee compliance with contractual obligations and change orders.

Identify, assess, and mitigate project risks and issues; implement corrective actions and escalate when necessary to protect project outcomes.

Enforce safety, regulatory, and quality standards on-site and during all project phases; ensure documentation and inspections are completed as required.

Track project financials including invoicing, cost tracking, and variance analysis; support monthly reporting and forecasting.

Mentor and guide junior project staff, promote best practices in project management, and contribute to continuous improvement initiatives.

Facilitate handover and closeout activities including punch lists, as-built documentation, warranties, and client training to ensure successful project completion and client satisfaction.

QualificationsBachelors degree in Construction Management, Engineering, Architecture, Business, or related field preferred.

Minimum 5 years of project management experience in commercial construction and/or mission-critical projects; demonstrable track record of delivering projects successfully.

PMP (Project Management Professional) certification strongly preferred.

Proven proficiency with project management tools and software (MS Project, Primavera, Procore, or similar) and strong competency in scheduling, budgeting, and document control.

Excellent communication, negotiation, and stakeholder management skills; able to lead multidisciplinary teams and manage client relationships.

Strong understanding of construction contracts, change order management, procurement processes, and risk management.

Familiarity with safety regulations, quality control processes, and applicable building codes and standards.

Ability to travel to project sites as required and work flexible hours to meet project needs.
