starting $90,000 Job Summary The Project Manager (JOC / Gordian) is responsible for planning, managing, and executing construction projects under Job Order Contracting (JOC) frameworks. This role oversees multiple concurrent maintenance, repair, and renovation projects, utilizing unit-price contracting methods and Construction Task Catalogs (CTCs) to deliver projects efficiently and cost-effectively. The Project Manager works closely with estimators, subcontractors, and clients to define project scopes, develop pricing, and ensure successful project delivery from initiation through closeout. The ideal candidate has a strong background in construction management, is comfortable working in a fast-paced, high-volume environment, and is proficient in tools such as Bluebeam, Gordian (RSMeans), Microsoft Office, and Google Workspace. Prior JOC experience is preferred but not required. Key Responsibilities
- Manage multiple JOC projects simultaneously from scoping through closeout
- Collaborate with clients, facility managers, and internal teams to define project scopes and objectives
- Oversee development of unit-price estimates and proposals using Gordian (RSMeans) and CTCs
- Review and approve pricing, scopes, and subcontractor proposals for accuracy and completeness
- Develop and maintain project schedules, budgets, and cost tracking reports
- Coordinate subcontractors, vendors, and field teams to ensure timely project execution
- Ensure compliance with JOC processes, contract requirements, and company standards
- Conduct site visits, pre-construction meetings, and progress meetings with stakeholders
- Monitor project performance, quality, and safety throughout execution
- Manage change orders, scope adjustments, and cost impacts within JOC frameworks
- Maintain thorough project documentation, reporting, and closeout records
- Identify opportunities for process improvement, efficiency, and cost savings Qualifications
- High school diploma or equivalent required (Bachelor's degree in Construction Management, Engineering, or related field preferred)
- 5-8+ years of experience in construction project management or a related role
- Strong understanding of construction methods, materials, and project delivery processes
- Experience with JOC, IDIQ, or unit-price contracting preferred
- Proficiency in Bluebeam for document review and project coordination
- Experience using Gordian (RSMeans) or similar cost databases
- Advanced proficiency in Microsoft Office Suite (Excel, Word, Outlook)
- Proficiency with Google Workspace (Docs, Sheets, Drive)
- Strong leadership, organizational, and time-management skills
- Excellent written and verbal communication abilities
- Ability to manage multiple projects in a fast-paced, high-volume environment
- Willingness to learn and apply Job Order Contracting (JOC) processes and best practices Preferred Skills
- Experience with Job Order Contracting (JOC) or Gordian ezIQC®
- Background in facility management, public sector, or institutional projects
- Experience managing maintenance, repair, and renovation work
- Strong problem-solving and decision-making abilities
