Job Description
Job Summary We are seeking an energetic and detail-oriented Project Manager specializing in Remodeling Carpentry to lead and coordinate residential construction, remodeling, custom carpentry, and cabinetry-related projects from approved scope through planning, field execution, billing readiness, punch list, and closeout. In this role, you will oversee all phases of remodeling projects, from initial planning and estimating through construction completion, ensuring projects are delivered on time, within budget, and to the highest quality standards. Your leadership will drive team collaboration, manage client expectations, and ensure compliance with construction regulations. This is a hands-on project leadership role for someone who can turn estimates, contracts, drawings, selections, customer requirements, and site conditions into a reliable plan. You will coordinate internal crews and subcontractors, maintain the overall schedule, communicate with customers, control changes, protect quality and profitability, and keep JobTread current as the operating source of truth. We are looking for a project manager who plans ahead, follows through, communicates risk early, and manages the project rather than waiting for daily problems to determine the plan. Responsibilities Lead remodeling carpentry projects by developing detailed project plans, schedules, and budgets using construction management software. Review the approved estimate, contract, drawings, selections, site information, and customer requirements, then convert them into an executable project scope. Follow the company standard of scope before schedule. Define tasks, responsible resources, dependencies, materials, decisions, completion evidence, and billing consequences before committing the work. Build and maintain the overall project schedule and rolling two-week look-ahead, treating Week One as committed and Week Two as planned and being made ready. Confirm that upcoming work has the required scope, plans, selections, materials, labor, subcontractors, access, permits, inspections, and decisions. Coordinate internal crews through capable Crew Leads. Set clear outcomes, confirm readiness, monitor progress, and hold resources accountable without taking over the Crew Lead role. Define, schedule, reconfirm, and follow through on subcontractor and vendor commitments. Identify alternatives and escalate early when a commitment is at risk. Serve as the customer's primary routine project contact. Provide accurate updates, document decisions, and communicate risks before commitments are missed. Protect the approved scope. Identify changed conditions and customer requests before work proceeds, and obtain required authorization for price, schedule, change work, purchases, or overtime. Monitor field progress, critical quality points, inspections, trade handoffs, labor, materials, and preventable rework. Stop and escalate work that is unsafe, unclear, unauthorized, or likely to create avoidable cost or damage. Maintain current schedules, daily logs, photos, time, constraints, decisions, changes, punch items, completion status, and billing readiness in JobTread. Identify completed work ready for progress billing, change-order billing, or final billing and provide the office with accurate supporting information. Drive punch and closeout to completion, including final quality, documentation, customer acceptance, billing support, and lessons learned. Coordinate with clients, architects, subcontractors, and suppliers to ensure clear communication and seamless project execution. Manage project timelines by creating and maintaining accurate construction schedules, ensuring timely completion of all phases. Oversee daily site activities, enforce safety protocols in compliance with construction regulations, and conduct regular site inspections to monitor progress and quality standards. Control project costs through diligent budget management, change order processing, and cost tracking using HeavyBid or similar construction cost management software. Lead project teams by assigning tasks, managing subcontractors, resolving issues promptly, and maintaining high levels of team motivation and productivity. Skills Strong knowledge of blueprint reading for remodeling plans. Demonstrated project-management, superintendent, construction-management, crew-lead, or equivalent responsibility in residential construction, remodeling, custom carpentry, cabinetry, or closely related work. Strong working knowledge of residential construction sequencing, plans, specifications, materials, field conditions, subcontractor coordination, inspections, quality control, punch, and closeout. Ability to convert an approved commercial scope into a practical work breakdown, resource plan, and reliable schedule. Ability to manage multiple active projects, priorities, customers, subcontractors, and shared resources without losing follow-through. Clear written and verbal communication, sound judgment, professional persistence, and the ability to raise difficult issues early. Comfort using a computer, smartphone, and mobile project-management system for schedules, plans, time, photos, notes, changes, and reporting. Basic understanding of planned versus actual labor, change documentation, subcontractor invoice review, billing readiness, and cost-to-complete risk. Valid driver's license, reliable transportation, and availability to travel to jobsites and vendors in the Aiken area. Proven ability in construction scheduling, project coordination, and managing complex infrastructure or commercial remodeling projects. Expertise in contract management, regulatory compliance, and adherence to construction safety standards. Excellent time management skills with the ability to prioritize tasks effectively across multiple projects. Demonstrated leadership in managing teams within a fast-paced construction environment while maintaining high-quality standards. Proficiency in Microsoft Office Suite for documentation, reporting, and communication purposes.
