Roofing Construction Position Overview We are seeking an experienced, organized, and dependable Project Manager to oversee roofing projects from contract award through completion. The Project Manager will serve as the primary point of contact between the company, general contractors, customers, suppliers, field crews, and other project stakeholders. The ideal candidate will have strong construction knowledge, excellent communication skills, attention to detail, and the ability to manage multiple projects while keeping work on schedule, within budget, and in accordance with contract requirements and company quality standards. Key Responsibilities Project Management- Manage roofing projects from start to finish.
- Review contracts, plans, specifications, scopes of work, and project schedules.
- Develop and maintain project schedules and coordinate work with general contractors and other trades.
- Monitor project progress and identify potential delays or problems before they become major issues.
- Coordinate roofing crews, subcontractors, suppliers, equipment, and material deliveries.
- Ensure projects are properly staffed and scheduled to meet deadlines.
- Attend project meetings, pre-construction meetings, and jobsite meetings as required.
- Maintain professional relationships with general contractors, owners, architects, suppliers, and subcontractors. Field & Construction Oversight
- Visit jobsites regularly to monitor progress, workmanship, safety, and compliance with project requirements.
- Communicate with foremen and crews regarding daily and weekly work requirements.
- Verify that work is being performed according to plans, specifications, manufacturer requirements, and company standards.
- Identify jobsite conditions that may affect the roofing installation, schedule, cost, or scope of work.
- Document unforeseen conditions, delays, sequencing issues, and work performed outside of the contracted scope.
- Coordinate inspections and assist with resolving jobsite issues. Materials & Procurement
- Coordinate material orders and deliveries with suppliers and project schedules.
- Verify materials are correct and available when needed.
- Monitor material usage and help prevent unnecessary waste or shortages.
- Coordinate special-order materials and track delivery dates.
- Communicate material or procurement issues immediately to management. Submittals & Project Documentation
- Coordinate and track required product submittals, samples, warranties, and other project documentation.
- Maintain accurate project records, including correspondence, schedules, meeting notes, photographs, daily reports, and jobsite documentation.
- Review project requirements to ensure contractual obligations and deadlines are met.
- Assist with closeout documents, warranties, as-built information, and final project requirements. Change Orders & Financial Management
- Identify additional work, changes in scope, unforeseen conditions, and work outside of the contracted scope.
- Prepare and submit change order requests and supporting documentation.
- Track approved and pending change orders.
- Review project costs and monitor labor, materials, equipment, and subcontractor expenses.
- Help ensure projects remain profitable and within budget.
- Communicate potential cost overruns or financial concerns to management immediately.
- Review invoices, pay applications, and project billing documentation as needed. Communication
- Maintain clear and professional communication with customers, general contractors, employees, subcontractors, and suppliers.
- Respond promptly to project questions and concerns.
- Keep company management informed of project status, schedule concerns, jobsite issues, and financial matters.
- Help resolve conflicts professionally and protect the company's contractual interests.
- Ensure important conversations and project decisions are documented in writing. Qualifications
- Minimum 5 years of construction project management experience, preferably in commercial and residential roofing.
- Strong knowledge of roofing construction and installation practices.
- Experience working with general contractors and commercial construction projects preferred.
- Ability to read and understand construction plans, specifications, contracts, and schedules.
- Experience preparing detailed project proposals, scopes of work, and financial estimates.
- Strong organizational and time-management skills.
- Excellent written and verbal communication skills.
- Ability to manage multiple projects and priorities simultaneously.
- Strong problem-solving and decision-making abilities.
- Proficiency with Microsoft Office, email, and construction/project management software.
- Experience with Procore or similar construction management software is a plus.
- Ability to travel to and visit multiple jobsites throughout the Charleston area and surrounding regions.
- Valid driver's license and reliable transportation.
