This position serves as a key point of coordination among owners, architects, engineers, subcontractors, vendors, field personnel, and internal staff to ensure projects are completed safely, on schedule, within budget, and in accordance with contract requirements and quality standards. Strong estimating skills are required to support project planning, budgeting, procurement, change management, cost control, and value engineering. The Project Manager will review plans and specifications, develop and validate estimates, manage project schedules and resources, monitor job costs, resolve project issues, and provide timely communication regarding project status, risks, and required decisions.

Required Education, Licenses, Certifications, and Experience:

1. Bachelor's degree in Construction Management, Architecture, Engineering, or a related field. In lieu of the degree requirement, equivalent relevant construction experience will be considered. 2. One to five years of construction project management, construction administration, estimating, architecture, engineering, or similar experience. 3. Demonstrated experience managing construction projects, including schedules, budgets, subcontractors, vendors, documentation, and project closeout activities. 4. Working knowledge of construction estimating, including quantity takeoffs, labor and material pricing, subcontractor bid review, scope development, and cost analysis. 5. Knowledge of Procore, or similar construction management software. 6. Familiarity with construction best practices, general building codes, and various building types. 7. Valid Texas Drivers License 8. Valid personal auto liability insurance Work authorization/security clearance required: Must be eligible to work in the United States Knowledge, Skills, and Abilities 1. Strong construction project management skills, including planning, scheduling, budgeting, resource allocation, documentation, and project closeout. 2. Comprehensive understanding of construction processes, methods, materials, sequencing, and field operations. 3. Proficiency in estimating techniques and cost control methods, including preparation and review of detailed estimates, budgets, takeoffs, bid comparisons, and change-order pricing. 4. Ability to read and interpret blueprints, specifications, scopes of work, contracts, addenda, RFIs, submittals, and other construction documents. 5. Ability to manage multiple projects simultaneously while maintaining attention to detail and meeting deadlines. 6. Strong analytical and problem-solving skills with the ability to identify project risks, evaluate options, and implement practical solutions. 7. Strong communication and negotiation skills for effective collaboration with clients, subcontractors, vendors, design professionals, field teams, and internal staff. 8. Proficiency in construction management software and tools used for project tracking, estimating, scheduling, documentation, and cost reporting. 9. Strong organizational skills and ability to maintain complete, accurate, and current project records. 10. Ability to monitor project performance, identify schedule or budget variances, and take timely corrective action. 11. Leadership skills necessary to coordinate project teams, establish accountability, and support successful project execution. 12. Ability to adapt to changing project requirements, priorities, and field conditions.

Major Duties and Responsibilities:

1. Develops and implements project plans, schedules and budgets, and monitors project costs throughout the project lifecycle. 2. Evaluates blueprints and construction documents to prepare accurate time, cost, material, and labor estimates. 3. Manages resources, including personnel, materials and equipment to optimize efficiency and minimize costs. 4. Ensures that all resources are available as needed throughout the project lifecycle. 5. Identifies potential risks and develops mitigation strategies to minimize impact on project timelines and budgets. 6. Conducts regular risk assessments throughout the project. 7. Serves as the liaison between the office staff and field personnel. 8. Provides updates on project progress, including schedule, budget, and cost performance, addressing concerns and ensuring work is being performed to specifications. 9.

Construction Management:

A. Analyzes required documents and project plans to gain a comprehensive understanding of the project. B. Develops estimates to aid in the selection of vendors or subcontractors. C. Consults with clients, vendors, and internal departments to discuss estimates and resolve any issues that arise. D. Works closely with architects, engineers, designers, owners, contractors, and subcontractors to adjust and refine cost estimates as needed. E. Analyzes both direct and indirect costs to ensure budget accuracy. F. Maintains organized project files, including take-offs for various disciplines, contract documents, addendums, RFIs, and supplemental information. 10.

Quality Control:

A. Conducts occasional on-site inspections to monitor construction progress, reviews contractor payment requisitions, and recommends the release of funds. B. Coordinates with the Lead Estimator, Superintendent and Assistant Superintendent with subcontract agreements, job setup, submittals, and initial project processes during mobilization. C. Monitors as-built conditions to ensure they align with contract drawings and specifications. D. Reviews construction schedules, trade payment breakdowns, job cost reports, and payment requisitions for accuracy. E. Oversees multiple projects simultaneously, ensuring timely and successful completion 11.

The employee will frequently use electronic devices including but not limited to personal and laptop computers, mobile phone, tablets, printers, scanners, and other typical office equipment. Frequent typing is required therefore, the employee will constantly use their fingers, hands, wrist, elbow, and any necessary upper extremities to do so. Employees may occasionally have to twist, pull, or stretch. The employee will frequently read material in print (including construction plans and blueprints) or on the computer with various text sizes and colors. The employee will have to view and analyze images, pictures, charts and graphics. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus with and or without use of prescribed or over the counter optical glasses, contact lenses, or other visual aids. The Project Manager will occasionally travel within and outside of the city limits and may be exposed to various (fair to extreme) weather conditions.
