Draper Painting Company is a growing commercial and residential painting company serving general contractors, property owners, homeowners, developers, and commercial clients throughout Utah. We specialize in commercial painting, residential painting, architectural coatings, specialty coatings, and large-scale construction projects. As we continue to grow, we are looking for an experienced and driven Project Manager who can take ownership of projects from contract award through final closeout. This position is ideal for someone who understands construction, communicates well with general contractors, homeowners, field crews, and subcontractors, and knows how to manage projects with a strong focus on schedule, quality, profitability, and customer relationships .
POSITION OVERVIEW
The Project Manager is responsible for overseeing assigned commercial and residential painting projects from preconstruction and handoff through completion. You will work closely with company leadership, general contractors, superintendents, homeowners, subcontractors, vendors, and our office team to ensure projects are properly planned, staffed, documented, executed, and completed profitably. The right person for this role takes ownership, solves problems before they become problems, and understands that successful project management means balancing production, relationships, documentation, quality, and financial performance .
KEY RESPONSIBILITIESPROJECT PLANNING & STARTUP
Review contracts, proposals, plans, specifications, addenda, and project scopes. Participate in project handoff meetings from estimating to operations. Understand project budgets, labor allowances, material budgets, and production expectations. Develop project schedules and manpower plans. Coordinate project mobilization, equipment, materials, and subcontractor requirements. Identify potential scope gaps, conflicts, exclusions, and project risks before work begins.
PROJECT MANAGEMENT
Manage multiple commercial and residential painting projects simultaneously. Maintain regular communication with general contractors, superintendents, homeowners, owners, and project stakeholders. Attend project meetings as required. Coordinate schedules with field crews and subcontractors. Track project progress against schedule and budget. Ensure crews have the information and resources necessary to perform work efficiently. Proactively address scheduling conflicts, field conditions, access issues, and production challenges. Maintain professional working relationships with customers and project partners.
FINANCIAL PERFORMANCE
Understand and manage project budgets. Monitor labor, materials, equipment, and subcontractor costs. Track project profitability throughout the life of the project. Identify potential cost overruns early and develop corrective plans. Review project production against estimated labor and material allowances. Assist with monthly billing and progress-payment documentation. Identify, price, document, and manage change orders. Protect Draper Painting Company from performing additional work without proper authorization. Participate in project financial reviews with company leadership.
CHANGE ORDERS & DOCUMENTATION
Identify work that falls outside the contracted scope. Prepare and submit change-order requests in a timely manner. Maintain proper documentation of field directives and additional work. Track RFIs, submittals, change orders, schedules, and relevant project correspondence. Maintain organized and accurate project records.
QUALITY CONTROL
Ensure work is completed according to contract documents, manufacturer requirements, and Draper Painting Company quality standards. Perform regular site visits and quality inspections. Identify deficiencies before they become punch-list items. Coordinate touchups, corrections, and project closeout. Maintain a high standard of workmanship across both commercial and residential projects.
FIELD & SUBCONTRACTOR MANAGEMENT
Coordinate with foremen, subcontractors, and field personnel. Establish clear production expectations and deadlines. Monitor manpower and production levels. Hold crews accountable for workmanship, schedule, safety, cleanliness, and professionalism. Help resolve field issues quickly and professionally. Ensure project teams understand the contracted scope before beginning work.
PROJECT CLOSEOUT
Manage punch-list completion. Coordinate final inspections and owner, homeowner, or GC acceptance. Ensure closeout documentation is completed. Assist with collecting outstanding change orders and final billing documentation. Conduct project reviews to identify lessons learned and opportunities to improve future projects.
PERFORMANCE EXPECTATIONS

QUALIFICATIONS
Preferred candidates will have: 3+ years of construction project management experience. Commercial painting, residential painting, coatings, drywall, finishes, or subcontractor management experience strongly preferred. Ability to read and interpret architectural plans and specifications. Strong understanding of construction sequencing. Experience managing project budgets and job costing. Experience with change orders, RFIs, submittals, and construction documentation. Strong communication and organizational skills. Ability to manage multiple projects simultaneously. Confidence communicating with general contractors, superintendents, homeowners, owners, subcontractors, and field personnel. Strong problem-solving and decision-making abilities. High level of accountability and personal ownership. Comfortable working in a fast-growing company where systems and processes are continuously improving.

SCHEDULE FULL-TIME - MONDAY THROUGH FRIDAY
This position includes a combination of office work, project-site visits, customer meetings, homeowner communication, and field coordination. Some early mornings or schedule adjustments may occasionally be required based on project schedules.
