Hand off of remodel projects to be given: Plans, Designs, Client Contact information, Budget with both subs and materials, Schedule.
Expectations:
Client relations. Make contact with client to give a start date. Contact client at least every 2 days with updates. Review schedule with client regularly. Assure client expectations are being met or if they contradict given Scope. Meet with client at different phases if necessary for their input (
Ex:
Client meet at every electrical rough-in to assure locations and possible siding or roofing or final flooring picks. Help client decide on final picks if not given in the design phase. Review any change orders with client and process as quickly as possible. Let client know when invoices are due
Subcontractor Relations:
Assure Subcontractors know scope and allowances and design. Review any out of the ordinary products. Assure necessary products are on site. Schedule Subcontractors for the appropriate times. Quality control of the subcontractors work and site cleanliness and safety practices.
Vendor Relations:
Contact vendors to order product as necessary. Schedule product delivery. Assure products within budget. Manage dumpsters/trash removal.
Project Management:
Assess job and create basic schedule. Regularly review project to proactively identify what steps are needed be it scheduling work, deliveries or inspections. Constant quality control and reviewing of scope to assure project is up to company standards and timeframes and budget.
