Site Project Manager/ Superintendent
Job Description
We are seeking an experienced, hands-on Residential Site Project Manager to oversee high-end residential new construction and luxury interior and exterior renovation projects throughout the DC metropolitan area. We are looking for someone who is highly organized, proactive, an excellent communicator, and most importantly a problem solver who understands how residential construction comes together in the field. Planned Transition We are looking to fill this position soon as part of a planned transition within our construction team. The selected candidate will initially work alongside and shadow our experienced Head Site Manager, who will be retiring in the near future . This will provide an opportunity to become familiar with our active projects, subcontractors, installers, quality standards, and construction processes before assuming greater responsibility. We are looking for someone interested in a long-term position who can eventually take ownership of managing projects and jobsites with confidence. Key Responsibilities Oversee day-to-day activities on residential construction sites. Assist with and eventually manage new custom home construction from the ground up. Manage high-end interior and exterior renovation projects. Coordinate subcontractors, installers, trades, vendors, deliveries, and inspections. Organize and sequence installers and trades to keep projects moving efficiently. Maintain project schedules and ensure deadlines and milestones are being met. Identify potential problems before they cause delays and develop practical solutions in the field. Review work for quality, accuracy, and consistency with construction drawings and design intent. Communicate regularly with project and team leaders regarding progress, delays, concerns, and decisions needed. Communicate professionally and respectfully with homeowners and clients. Coordinate with designers and project leadership to ensure details and luxury finishes are properly executed. Maintain organized, professional, clean, and safe jobsites. Manage punch lists and ensure outstanding items are completed correctly and promptly. Hold subcontractors and installers accountable while maintaining productive working relationships. Document jobsite progress, field conditions, and items requiring follow-up. Qualifications We are looking for someone with: Experience in residential new construction . Experience with high-end/luxury residential renovations strongly preferred. Strong knowledge of construction methods, sequencing, installations, and finishes. Experience coordinating and managing multiple subcontractors and installers. Ability to read and understand architectural and construction drawings. Strong organizational and time-management skills. Excellent problem-solving abilities. Ability to anticipate what needs to happen next rather than waiting to be directed. Strong attention to detail and appreciation for quality craftsmanship. Excellent communication and interpersonal skills. Professional and respectful demeanor when interacting with homeowners. Ability to provide clear, consistent updates to team leadership. Reliable transportation and ability to travel between projects throughout the
DC/MD/VA
area. Spanish Communication Required Candidates must be able to understand and speak some conversational Spanish . Fluency is not required. However, you must be comfortable communicating basic construction instructions, scheduling, questions, and jobsite expectations in Spanish with installers and trades. Who Will Be Successful in This Role? We are looking for someone who walks onto a jobsite and naturally thinks: What needs to happen next? Is the work being done correctly? What could delay us? Who needs to be here? What does the team need to know? How do I solve this? The right candidate is not simply someone who checks boxes or sends emails. We need someone who is present on the jobsite, takes ownership, communicates clearly, follows through, and knows how to get things done. Luxury residential construction requires an exceptional level of attention to detail. The successful candidate will understand that completing a project is only part of the job, the quality of execution, communication, organization, and client experience are equally important.Preferred Experience Residential Construction:
