Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

We are seeking an energetic, highly organized Senior Full-Charge Property Manager to assume responsibility for 150+ residential units across 10 Anchorage properties, together with related commercial-property responsibilities. This is a challenging, hands-on position, not an entry-level or assistant role. The successful applicant must manage the complete property-management operation, including leasing, tenant relations, rent enforcement, maintenance, financial administration, legal compliance, reporting, and staff supervision. The portfolio is distributed across multiple locations and requires regular field inspections, direct tenant contact, disciplined scheduling, and consistent follow-through. The property manager Must have experience with online document management and rent collection. Successful applicant will use AppFolio as the central operating system for the portfolio. Duties Manage daily operations across the residential and commercial portfolio Maintain accurate leasing, tenant, financial, and maintenance records in AppFolio Manage advertising, showings, applications, screening, leases, and move-ins Track rent, delinquencies, notices, lease violations, and evictions Coordinate inspections, move-outs, make-readies, and unit turnovers Assign and track maintenance requests through completion Supervise maintenance staff, contractors, and vendors Conduct regular property inspections and address safety and maintenance problems Review invoices, expenses, reconciliations, budgets, and property financials Maintain compliance with Fair Housing, Alaska landlord-tenant requirements, and applicable Section 8 procedures Resolve tenant and vendor problems professionally Provide ownership with accurate reports, recommendations, and current operating information Develop effective procedures as the portfolio and company grow Qualifications Minimum five years of direct property-management experience in Anchorage Demonstrated ability to manage approximately 150+ units across multiple locations Strong working knowledge of AppFolio or similar online PM management system Deep experience with leasing, collections, notices, evictions, maintenance, unit turns, and financial reporting Working knowledge of Fair Housing and Alaska landlord-tenant requirements Experience supervising employees, contractors, and vendors Strong organizational, leadership, communication, and conflict-resolution skills Ability to work independently, identify problems and solutions, and follow matters through to completion Verifiable local property-management references Valid driver's license, insured vehicle, and reliable transportation This position requires hard work, initiative, sound judgment, and accountability. The successful applicant will be expected to establish operating control, maintain tenant satisfaction, protect property value, and help build the company's property-management operation. Pay:
$65,000.00 - $80,000.00 per year
