Job Description

Property ManagerJob Overview We are seeking an energetic, highly organized, and experienced Property Manager to oversee the daily operations, maintenance, and overall performance of our property. In this vital role, you will lead maintenance teams, coordinate vendors and projects, ensure safety compliance, and help maintain a safe, efficient, and well-maintained community. The ideal candidate is a strong leader with excellent communication, organizational, and problem-solving skills who can effectively manage multiple priorities in a fast-paced property management environment.
Start Date:
Immediate — We are looking for someone who can start as soon as possible. Duties & Responsibilities Supervise and manage facilities and maintenance teams, ensuring all tasks are completed efficiently, professionally, and safely. Oversee mechanical systems and repairs, including HVAC, plumbing, electrical systems, and other building systems . Coordinate preventative maintenance programs and ensure routine inspections are completed. Implement and follow applicable safety regulations and company safety procedures, including OSHA standards. Conduct or coordinate safety inspections, training, and corrective actions as needed. Utilize CMMS (Computerized Maintenance Management System) software to track work orders, preventative maintenance, equipment, and asset histories. Monitor open work orders and ensure maintenance requests are completed within established company standards. Assist with troubleshooting complex mechanical, plumbing, HVAC, and electrical issues. Review schematics and coordinate with qualified technicians and vendors when specialized repairs are required. Coordinate property improvement, renovation, and facilities projects while monitoring timelines, quality, and budgets. Manage outside vendors and contractors, including scheduling, communication, performance, and completion of work. Obtain and review vendor proposals and estimates when appropriate. Assist with maintenance budgets, expense tracking, invoices, and operational reporting. Maintain accurate records related to maintenance, inspections, vendors, equipment, and property operations. Ensure the property is maintained in accordance with company standards and applicable laws and regulations. Work closely with leasing and management teams to address resident concerns and maintain a positive resident experience. Respond to emergencies and urgent property issues in a timely and professional manner. Lead by example and promote a professional, accountable, and team-oriented work environment. Experience & Qualifications Proven management experience supervising property maintenance, facilities, or engineering teams in residential, commercial, or industrial settings. Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems. Experience coordinating maintenance repairs, preventative maintenance, vendors, and contractors. Familiarity with CMMS software for work orders, maintenance scheduling, and asset management. Knowledge of applicable OSHA safety standards and workplace safety procedures. Strong troubleshooting and problem-solving abilities. Ability to read and understand equipment documentation, schematics, and technical information. Familiarity with electrical diagnostic equipment such as voltmeters and ohmmeters is a plus. Familiarity with programmable logic controllers (PLCs) and industrial control systems is a plus. Strong leadership and team-management skills. Excellent written and verbal communication skills. Proficiency in Microsoft Office Suite and other property management or facilities software. Ability to manage multiple projects and priorities while maintaining organization and attention to detail. Strong vendor management, budgeting, and administrative skills. Bilingual English/Spanish is preferred. Must be dependable, professional, and able to respond to urgent property-related issues when necessary. Must be available to start immediately. Strong communication and leadership skills are essential, as this position will work closely with residents, maintenance personnel, vendors, contractors, and senior management.
