Part-Time, Live-In —
Burbank, CA Compensation:
$22-$25/hour + Free 1-Bedroom Apartment We are seeking a reliable, self-motivated, and customer-service-oriented Resident Manager / Maintenance Technician to live on-site and assist with the day-to-day operations of multiple nearby apartment buildings in Burbank. This is a part-time, live-in position that combines resident support, property upkeep, and general property maintenance. The position reports to the Property Supervisor and works closely with the Maintenance Supervisor, who will provide training and ongoing support. Responsibilities Property Management Live on-site and serve as an on-site contact for residents. Show vacant apartments to prospective residents. Post and serve notices as directed by the Property Supervisor. Help enforce community rules and maintain a professional presence on the properties. Walk the properties regularly to ensure common areas and buildings are clean, safe, and free of trash. Report maintenance issues, safety concerns, property damage, and cleanliness issues. Coordinate access with vendors and tenants for scheduled repairs and larger projects. Perform move-in and move-out inspections using AppFolio (training provided). Ensure property signs are clean, visible, and in good condition. Assist with tenant concerns and respond to after-hours emergencies as needed. Maintenance Inspect properties for exterior maintenance issues and leaks. Clean exterior light fixtures and remove cobwebs throughout the properties. Replace rooftop HVAC air filters at designated properties. Replace or repair garbage disposals. Perform basic plumbing repairs, including unclogging drains, replacing faucets, repairing minor leaks, and temporarily securing leaking pipes. Replace light fixtures, blinds, toilet seats, and other apartment fixtures. Perform basic paint touch-ups and caulking. Prepare apartments for new residents by completing minor repairs and installing needed fixtures. Perform general maintenance as directed by the Maintenance Supervisor. Report repairs requiring specialized work or a licensed contractor to the Maintenance Supervisor. Cleaning & Property Upkeep Keep laundry rooms clean and well maintained. Sweep and mop laundry room floors as needed. Remove laundry room trash and dispose of it in designated areas. Keep hallways, stairways, entryways, and other common areas clean and free of trash and debris. Pick up litter around the properties. Remove cobwebs from common areas and building exteriors. Help maintain the overall cleanliness, appearance, and curb appeal of the properties. Report overflowing trash, illegal dumping, abandoned items, or other property-cleanliness concerns. Qualifications Previous apartment management, resident manager, handyman, or maintenance experience preferred. Knowledge of basic plumbing, electrical, painting, and general apartment maintenance. Friendly, dependable, and professional with strong customer service skills. Able to work independently and manage priorities. Comfortable using a smartphone and basic computer applications (AppFolio training provided). Valid driver's license and reliable transportation. Ability to lift up to 50 pounds and safely use ladders. Must be willing to live on-site in the provided apartment. Compensation & Schedule $22-$25 per hour, depending on experience and qualifications. Free 1-bedroom apartment provided as part of the live-in position. Part-time position, approximately 20-30 hours per week. Work schedule will be established with the Property Supervisor. Must be available to respond to occasional after-hours maintenance emergencies as needed.
