C Y Properties is hiring Live-In Resident Managers for three apartment communities in Chico. These positions combine a consistent part-time schedule with a discounted apartment. They may be especially well suited for someone who wants to reduce housing expenses while attending school, working another job, raising a family, or developing experience in property management or real estate. Important Housing Requirements Moving into the assigned apartment is required. These are not off-site or remote positions. All three communities have a no-pet policy. All intended occupants must qualify under the property's rental and occupancy criteria. The scheduled wages and discounted rent are designed to offset most or all of the apartment rent. The exact amount of take-home pay or out-of-pocket rent depends on the property, apartment, hourly rate, payroll deductions, and hours worked. Available Positions Redwood Park Apartments - 2780 Pillsbury Road Two-bedroom apartment 10 guaranteed hours per week Monday through Friday One morning work hour Open office hour from 4:00-5:00 p.m. The scheduled wages and rent discount will generally offset most or all of the apartment rent. Midtown 557 Apartments - 557 Nord Avenue Three-bedroom apartment, with one bedroom used primarily as the management office 15 guaranteed hours per week Monday through Friday One morning work hour Open office hours from 4:00-6:00 p.m. The scheduled wages and rent discount will generally offset most or all of the apartment rent. Chico Meadows Apartments - 4 Fremont Street 20 guaranteed hours per week Monday through Friday One morning work hour Open office hours from 3:00-6:00 p.m. The additional scheduled hours generally allow the employee to receive wages beyond the amount needed for the discounted apartment rent. Apartment availability, rental amounts, discounts, payroll deductions, and estimated out-of-pocket rent vary by property. Complete compensation and apartment details will be explained to qualified applicants. Morning Responsibilities The morning hour is used to prepare the property for the day and complete routine follow-up, including: Check and return resident messages, emails, and texts Review and schedule maintenance requests Complete a property and trash walk Pick up light grounds trash Check and clean laundry rooms and other common areas Identify property concerns and report items needing attention Complete basic administrative follow-up Office-Hour Responsibilities Office hours are primarily for resident, applicant, and leasing interactions, including: Respond to resident questions and concerns Receive and coordinate maintenance requests Show available apartments Assist applicants with the rental process Complete move-in and move-out procedures Accept rent payments and documents Communicate with vendors, residents, and the main office Complete leasing and property-management records Resident Managers must also attend a weekly staff meeting each Tuesday from approximately 3:45-5:00 p.m. Tuesday office hours will be adjusted around the meeting. Occasional additional time may be needed for showings, move-ins, move-outs, emergencies, or other property needs. Additional authorized hours are paid at the employee's regular hourly rate.
