Costa Mesa SUMMARY American Family Housing provides affordable housing in Southern California to homeless and low-income families and individuals, supporting them in reaching their highest level of self-sufficiency and community integration. The Assistant Property Manager will assist in maintaining property standards and operations at Avon River Apartments, ensuring compliance with safety, cleanliness, and accessibility. This role requires an understanding of the Housing First model and a trauma-informed approach, with responsibilities including supporting the Onsite Property Manager in administrative duties, tenant relations, and property maintenance. In the absence of the Onsite Property Manager, the Assistant Property Manager will be responsible for addressing property needs as directed by senior staff. This role requires extensive knowledge of affordable housing compliance, PSH and CA fair housing laws and regulations, and a strong commitment to resident support.
ESSENTIAL DUTIES & RESPONSIBILITIES 1.
Assist in overseeing the intake and lease-up of new residents, including verifying income, eligibility, and subsidy documentation. 2. Help coordinate move-ins, move-outs, and property inspections, ensuring units meet standards. 3. Support financial management tasks such as AP/AR, budgeting, and ensure properties are fully rented. 4. Aid in maintaining property cleanliness, safety, and conducting regular inspections. 5. Respond to resident concerns and inquiries, providing support in an empathetic and professional manner. 6. Contribute to community engagement through events and partnerships with service providers. 7. Utilize technology systems to assist in efficient operation and information management. 8. Help maintain accurate resident and building files and provide administrative support. 9. Participate in trainings and stay informed about housing policies and regulations. 10. Assist in maintaining vendor relationships and managing contracts for services. 11. Support the management of security teams onsite. 12. Assist in submitting monthly variance reports and timely incident reports. 13. Participate in daily morning meetings with the Property Manager. 14. Assist in facilitating bi-weekly property team meetings. 15. Help update online funders' required forms and processes for leasing vacant units. 16. Adhere to department standard operating procedures (SOPs) for Property Management. 17. Assist in handling tenant inquiries and concerns. 18. Support property maintenance and repairs coordination. 19. Help enforce property rules and regulations. 20. Assist in developing strategies for tenant retention and satisfaction. 21. Support the management of emergency situations and implementation of evacuation plans. Safety and Compliance Responsibilities 1. Maintain ongoing safety for residents, staff, and visitors through compliance with OSHA, fire, building, and housing codes. 2. Conduct regular risk assessments and safety inspections and address hazards promptly. 3. Oversee emergency preparedness, response plans, and staff training for site incidents. 4. Maintain, inspect, and ensure functionality of alarms, safety devices, and emergency systems. 5. Respond effectively to emergencies, including fires, floods, medical incidents, or other urgent situations.
QUALIFICATIONS 1.
Minimum two years of property management experience in affordable housing, PSH, or equivalent combination of education and experience. 2. Bilingual in Spanish or Vietnamese is strongly preferred. 3. Current, valid California Driver's License with an acceptable driving record and reliable vehicle . 4. Experience working with homeless populations, including individuals with mental illness or substance use challenges. 5. Knowledge of affordable housing compliance, recertifications, funding requirements, and property management regulations. 6. Trauma-informed approach with excellent interpersonal and communication skills, and the ability to work effectively with a wide range of constituencies in a diverse community. 7. Detail oriented with excellent time management, organizational, communication, and computer skills. 8. Ability to manage multiple priorities, problem-solve, and make sound decisions in a fast-paced environment. 9. Proficiency with Property Management software (e.g., Yardi), Microsoft Office, and online portals. 10. Self-starter with ability to stay ahead of the curve and thrive in fast-paced work environment. 11. Knowledge of workplace safety, injury prevention, and emergency response protocols.

WORK ENVIRONMENT 1.
Office, Resident, and Outdoor environment, to oversee property operations. 2. Will necessitate working in busy and loud environments. 3. Will be exposed to elements like cold, heat, dust, noise, and odor. 4. May need to bend, stoop, twist, and sit throughout the day. 5. Primarily on-site with occasional travel to vendors, meetings, or other agency properties 6. Regularly required to sit, stand, bend, and occasionally lift or carry up to 35 pounds.
Pay:
$24.00 - $26.00 per hour Expected hours: 40.0 per week
