Most of our properties sit within one drivable loop, so you will spend a good part of your week out at buildings and the rest of it handling the follow-up. This is a hands-on role. You will show units, walk properties, run inspections, coordinate maintenance, meet vendors on site and be the person tenants reach when something needs attention. Responsibilities Leasing and showings Show available and occupied units to prospective tenants. Take marketing photos of vacant units and keep listings accurate. Handle the in-person side of move-ins: access, keys, walkthrough, questions at the door. Property visits and inspections Complete move-in and move-out inspections and document their condition. Carry out periodic property walks and check-ups. Walk vacant units to scope the work needed before they go back on the market. Maintenance and vendors Coordinate repairs and maintenance from the first report through to completion. Meet vendors and contractors on site, provide access and check finished work. Manage keys, lockboxes, gate codes and alarm codes. Respond to after-hours emergencies when they come up. Tenants and owners Be the first point of contact for tenants by phone, email and text. Keep tenants updated on repairs, access and anything outstanding. Keep the owner informed on the condition of their property. Records and systems Keep every visit, work order and conversation recorded in our property management software. Take property and before-and-after photos and video on your phone while you are on site (someone else edits and posts them). What we are looking for A reliable vehicle, a valid California driver's licence and a clean driving record. Mileage is reimbursed. Someone based in or near the South Bay who can be at a property the same day. Comfortable and professional on the phone, including when a tenant is frustrated. Organised and self-directed. You will manage your own route and your own day. Comfortable working in software daily and picking up new tools quickly. Comfortable shooting photo and video on a phone. Experience in property management, real estate, construction, facilities or field service is helpful, but we will train the right person. Reliability matters more to us than a résumé.
