Job Summary We are seeking a dynamic and highly organized Property Manager to oversee the daily operations and maintenance of commercial or residential facilities. This role involves managing maintenance teams, ensuring compliance with safety regulations, and maintaining the overall functionality and safety of the property. The ideal candidate will bring strong leadership skills, mechanical knowledge, and a proactive approach to facilities management, ensuring that all systems operate efficiently and tenants or occupants are satisfied with their environment. Duties Lead and supervise facilities maintenance teams, including scheduling, training, and performance management to ensure high standards of service. Oversee the repair, inspection, and maintenance of mechanical systems such as HVAC (Heating, Ventilation, and Air Conditioning), electrical systems (including high and low voltage), plumbing systems, and other mechanical infrastructure. Utilize CMMS (Computerized Maintenance Management System) software to track work orders, maintenance schedules, and inventory levels for optimal facilities management. Conduct engineering troubleshooting for complex issues involving electrical circuits, schematics interpretation, HVAC system repair, and industrial maintenance procedures. Ensure compliance with OSHA (Occupational Safety and Health Administration) regulations and safety procedures by conducting regular safety audits and training sessions. Manage facilities projects from planning through execution using project management principles to minimize downtime and maximize efficiency. Maintain detailed records of maintenance activities, safety inspections, schematics, technical manuals, and incident reports. Use testing tools such as voltmeters, ohmmeters, and other electrical testing equipment to diagnose system faults accurately. Develop and implement maintenance repair procedures aligned with industry standards to ensure reliable operation of all mechanical and electrical systems. Coordinate with vendors or contractors for specialized repairs like HVAC system repair or industrial equipment servicing while ensuring adherence to safety regulations. Experience Proven management experience supervising facilities maintenance teams in a fast-paced environment. Extensive mechanical knowledge with hands-on experience in HVAC system repair, electrical systems (including high voltage), plumbing system maintenance, and industrial maintenance procedures. Strong familiarity with programmable logic controllers (PLCs), schematics interpretation, and engineering troubleshooting techniques. Experience using CMMS software for work order management and inventory tracking. Knowledge of OSHA safety regulations along with experience conducting safety audits and implementing safety protocols. Demonstrated project management skills to oversee multiple ongoing maintenance projects efficiently. Proficiency in Microsoft Office applications for reporting, documentation, and communication purposes. Excellent leadership abilities combined with supervising experience in managing facilities or maintenance teams effectively.
