Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
Responsibilities:
- Direct daily operations for one or more commercial properties, ensuring service standards, occupancy needs, and site performance expectations are consistently met.
- Serve as the main point of contact for tenants and ownership, resolving issues promptly and fostering productive long-term relationships.
- Lead on-site property management and engineering personnel by assigning priorities, providing guidance, and monitoring team performance.
- Prepare monthly operating reports, track property financial results, and support the development and administration of annual budgets.
- Oversee billing activity, collections, accounts payable and receivable, and reconciliation of operating expense recoveries to maintain financial accuracy.
- Interpret lease agreements and manage lease-related obligations, ensuring compliance with terms and proper documentation of tenant matters.
- Coordinate vendor sourcing, bid review, contract administration, and purchasing activities to support property operations and maintenance needs.
- Manage property inspections, tenant occupancy changes, improvement projects, and emergency preparedness efforts to protect assets and support business continuity.
