Position Summary The On-Site General Manager serves as the operational leader for the community and is responsible for overseeing all HOA operations, staff management, member services, facilities, vendors, and Board relations. This individual will work closely with the Board of Directors while ensuring the community operates efficiently, remains financially responsible, and delivers an exceptional homeowner experience. Key Responsibilities Direct the daily operations of the on-site HOA office, facilities, and common areas. Serve as the primary liaison between the Board of Directors, homeowners, residents, vendors, and HOA Organizers. Prepare Board meeting agendas, management reports, board packets, and financial reports. Attend Board meetings and ensure timely execution of all follow-up action items. Conduct routine property inspections and proactively identify maintenance, safety, and operational concerns. Report and coordinate the correction of all safety hazards. Oversee staff scheduling, supervision, payroll coordination, coaching, and performance management (as applicable). Manage vendor relationships, contracts, insurance renewals, and capital improvement projects. Coordinate maintenance, repairs, reserve projects, and special community initiatives. Ensure compliance with governing documents, HOA policies, and the Davis-Stirling Common Interest Development Act. Maintain accurate documentation of homeowner requests, violations, inspections, and resolutions. Provide leadership in legal compliance, risk management, and HOA industry best practices. Foster positive working relationships with homeowners, Board members, contractors, vendors, and the HOA Organizers corporate team. Support all operational needs necessary to deliver exceptional service to the community. Perform all contractual obligations and additional duties necessary to ensure smooth and effective community operations. On-Site Residency Requirement This position requires a consistent on-site presence at the Kirkwood property. As part of this role, HOA-provided housing is included, and the General Manager is expected to maintain regular residence on-site and remain actively engaged in community operations throughout the year not only during the peak winter season. Qualifications 2+ years of HOA, community association, resort, hospitality, property management, or operations management experience preferred Strong knowledge of California HOA operations and the Davis-Stirling Act preferred Excellent leadership, organizational, and communication skills Experience working directly with Boards of Directors Financial management and budgeting experience Vendor and project management experience Ability to prioritize multiple responsibilities in a fast-paced environment Professional, solution-oriented, and customer-focused mindset Proficiency with Microsoft Office and HOA management software (Vantaca experience is a plus) If you're a motivated leader who thrives in community management and enjoys building strong relationships while delivering exceptional service, we'd love to hear from you.
