Job Description

We are a growing residential property management company serving single-family and small multifamily properties. We're looking for an experienced, highly organized Assistant Property Manager to join our team with a strong focus on maintenance coordination, vendor management, property inspections, and invoice processing. The ideal candidate has prior property management or maintenance coordination experience, sharp attention to detail, and the ability to independently manage multiple work orders from start to finish — communicating clearly with tenants, vendors, and property owners along the way.
Responsibilities:
Coordinate maintenance and repair requests from initial report through completion Schedule and coordinate vendors and maintenance staff Communicate with property owners on repairs, estimates, approvals, and recommendations Conduct annual and periodic property inspections; document conditions and generate resulting work orders Review and process vendor invoices for payment; verify against completed work and resolve discrepancies Respond professionally to tenant maintenance concerns and keep them updated on status Maintain accurate, organized records across all properties, tenants, and vendors Assist the property management team with day-to-day operations and turnover coordination as needed Qualifications Prior property management experience strongly preferred, especially maintenance or work-order coordination Experience coordinating vendors/contractors and conducting property inspections Experience reviewing or processing vendor invoices preferred Strong organizational skills and follow-through; comfortable managing multiple priorities in a fast-paced environment Professional written and verbal communication skills Proficiency with computers and property management software; AppFolio experience a plus Valid California driver's license, reliable transportation, and ability to travel locally to properties
