Description We are looking for an experienced Regional Property Manager to lead the performance of a portfolio of affordable housing communities in Long Beach, California. This long-term contract position is ideal for someone who can balance operational oversight, regulatory compliance, financial accountability, and team leadership across multiple sites. The role requires someone who can strengthen occupancy, support site teams, and maintain high standards for resident service and property performance.

Responsibilities:

• Direct day-to-day operations across multiple affordable housing properties, ensuring each community meets performance, service, and maintenance expectations.
• Guide Community Managers and onsite staff by setting priorities, coaching performance, and promoting consistent operational practices.
• Oversee property financials by monitoring budgets, reviewing expenses, and identifying opportunities to improve overall portfolio results.
• Track occupancy trends, support leasing strategies, and help teams maintain stable resident retention and timely unit turnaround.
• Ensure properties remain inspection-ready by coordinating responses to agency reviews, internal audits, and physical site assessments.
• Manage compliance-related activities, including resident file reviews, income recertifications, and adherence to affordable housing program requirements.
• Partner with onsite teams to resolve escalated resident concerns and operational issues in a timely and effective manner.
• Prepare reports, maintain accurate documentation, and use property management systems and Microsoft Office tools to support portfolio oversight. Requirements
• At least 3 years of experience managing multiple residential properties, with a strong preference for experience in affordable or multifamily housing.
• Demonstrated knowledge of affordable housing regulations, tax credit programs, Fair Housing requirements, and related compliance standards.
• Hands-on experience overseeing budgets, inspections, resident certifications, and ongoing compliance processes.
• Proven ability to supervise, mentor, and hold site teams accountable across more than one location.
• Proficiency with Microsoft Office; experience with property management platforms such as Boston Post or MRI Software is advantageous.
• Valid driver's license and ability to travel locally as needed to support assigned communities.
• Certifications related to property management or affordable housing are preferred.
