$19.00/hour | Part-time, 30 hrs/week | On-site LRS Realty & Management is hiring an on-site resident manager for a 33-unit apartment building at 138 S. Westmoreland Ave, Los Angeles, CA 90004. You'll keep the property clean and maintained, be the first point of contact for residents, and support leasing when units turn over. Please read before applying This is an older building. Expect aging systems, frequent small repairs, and on-going upkeep This is a dense urban area. There is heavy foot traffic, and may experience some issues Residents need a steady presence. Some situations call for patience, firmness, and a calm head. This role suits someone who has lived or worked in a similar environment and is comfortable with it. What you'll do Property upkeep: Walk the building daily, keep the hallways, entry, trash areas, and exterior clean, and report and coordinate maintenance and vendor needs.

Security awareness:

Monitor gates, doors, and common areas, report hazards or incidents, and escalate to the office when needed.

Resident service:

Serve as the on-site point of contact and respond to requests promptly and professionally.

Leasing support:

Show vacant units, answer questions, and collect and submit applications and documents.

Admin:

Assist with rent collection, deposits, and serving notices.

Systems:

Use your own computer and AppFolio property management software.

Compliance:

Follow Fair Housing laws in every interaction.

Errands:

Have reliable transportation for banking and light property tasks. What we're looking for Someone who is comfortable and confident working in an older building in a busy urban neighborhood. Someone who is hands-on and takes pride in keeping a property clean and orderly. Clear communication skills, and the ability to be friendly while also setting boundaries. Reliability and organization, with the ability to work independently while following direction. 1-2 years of property management, leasing, or building maintenance experience preferred. We'll train the right person.
