May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

PROPERTYMANAGEMENT OPERATIONS MANAGER ARC
Investments is seeking an experienced Operations Manager responsible for the overall operational success of our 14-property portfolio of real estate assets across California, Florida, New Mexico, and Michigan, including manufactured home communities, an apartment complex, and a self-storage facility. Successful candidate will lead our multi-state operations team from the home office in Montclair, California, and work closely with executive leadership and owners.Compensation:
$80K - $100K, base salary commensurate with experience.Benefits:

- Oversee and direct Regional Property Managers in property operations, including personnel matters, tenant issue escalation, payroll, performance reviews, onboarding and terminations, and other day-to-day operating matters.
- Maintain a thorough understanding of the performance, operations, and significant issues at each property, proactively identify matters requiring home-office involvement, and coordinate with home-office staff as needed.
- Serve as home-office resource for regulatory compliance, tenant and governmental matters, formal correspondence, evictions, lawsuits, repossessions, and legal issues; coordinate with legal counsel and other professionals as appropriate.
- Develop, document, and continuously improve property policies, procedures, forms, templates, and tracking tools; serve as the internal administrator and primary resource for our property management software, Rent Manager.
- Coordinate insurance claims, risk-management, property emergencies, and time-sensitive operational issues.
- Review contracts submitted by Regional and Property Managers for accuracy and completeness and confirm that the proposed scope of work is reasonably consistent with the identified property need.
- Evaluate and prepare recommended rent increases for review by home-office management.
- Identify opportunities for improvement in current operations; recommend solutions and oversee implementation.
Desired Skills and Experience:
- Bachelor's degree and/or CPM designation preferred; equivalent relevant experience will be considered.
- Minimum 8 years of increasingly responsible residential property-management experience.
- Substantial experience overseeing multiple properties and property-level management teams simultaneously.
- Proficiency with property management software (Rent Manager experience preferred) and intermediate to advanced proficiency with Microsoft Excel, Word, and Outlook.
- Strong working knowledge of property-level financial, mathematical, and accounting concepts.
- Demonstrated experience working with subcontractors and vendors and a strong working knowledge of preventative maintenance and property repair issues.
- Strong management skills including experience with staffing, training, mentoring, and performance management.
- Excellent oral and written communication, interpersonal, analytical, problem solving, and time management skills.
- Strong knowledge of landlord-tenant and other applicable regulatory compliance requirements.
- This is an in-office position based at our Montclair, California home office, with limited travel to properties.
