Community Director - Cantera Oaks
TEN SOUTH MANAGEMENT
is seeking an exceptional and experienced Community Director to lead the opening and lease-up of our newest luxury residential community, Cantera Oaks, in Morgan Hill, CA. Cantera Oaks is a brand-new 259-home community of luxury townhomes and apartments scheduled to open in March 2027. This is an exciting opportunity for an experienced property management professional to join the project during its pre-opening phase and play a key leadership role in building the team, establishing the community culture, driving leasing performance, and creating an exceptional resident experience from day one.
Pay:
$85,000 - $110,000 per year, depending on experience and qualifications.

ABOUT CANTERA OAKS
Cantera Oaks is a brand-new, high-end residential community consisting of 259 luxury apartments and townhomes in Morgan Hill, California. Scheduled to open in March 2027, the community will offer residents thoughtfully designed homes and upscale amenities in a highly desirable South Bay location. The Community Director will have the unique opportunity to be part of the property from the beginning, helping shape the leasing strategy, team culture, operational standards, resident experience, and overall success of the community.
OUR IDEAL CANDIDATE
We are looking for a motivated, experienced, and entrepreneurial property management professional who thrives in a fast-paced lease-up environment. The ideal candidate is a strong leader with proven experience managing a residential community, developing and motivating teams, driving sales and leasing performance, maintaining operational excellence, and delivering exceptional customer service. Experience with new construction lease-ups and luxury multifamily communities is highly preferred. The successful candidate will be comfortable balancing strategic leadership with hands-on involvement and will take ownership of the community's performance from pre-opening through stabilization.
QUALIFICATIONS
3+ years of residential property management experience Previous experience as a Community Director, Property Manager, or equivalent leadership role Lease-up experience strongly preferred Experience managing a multifamily or luxury residential community preferred Proven ability to lead, coach, and motivate a team Strong sales, marketing, and customer service skills Excellent verbal and written communication skills Strong organizational and time-management skills Ability to analyze financial and operational reports Working knowledge of Fair Housing, ADA, and applicable federal, state, and local housing laws Working knowledge of Yardi Voyager or comparable property management software Proficiency in Microsoft Office, including Word and Excel Strong attention to detail Professional demeanor and excellent interpersonal skills High school diploma or equivalent required; college degree preferred Valid Driver's License required Ability to pass a full background check and drug screening
RESPONSIBILITIES
Pre-Opening & Lease-Up Leadership Take a leadership role in the pre-opening and lease-up of the 259-home Cantera Oaks community Partner with ownership and senior management to establish and execute the property's lease-up strategy Develop and implement leasing, marketing, and traffic-generation strategies to achieve occupancy goals Help recruit, hire, train, and develop the on-site team Establish operating procedures and service standards prior to opening Coordinate with construction, vendors, and corporate teams to prepare the community for opening Oversee model homes, leasing office, amenities, signage, marketing materials, and overall presentation Monitor construction completion, punch-list items, and apartment readiness in coordination with the appropriate teams Establish strong relationships with local businesses, employers, and community partners to generate traffic and awareness Conduct regular market surveys and competitive analysis Monitor pricing, availability, traffic, applications, conversions, and leasing performance Provide regular reporting and updates to senior management regarding lease-up progress Team Leadership Lead, train, coach, and motivate the on-site team Establish a positive, professional, and accountable team culture Set clear expectations and monitor individual and team performance Conduct regular team meetings and one-on-one coaching Ensure team members understand and follow company policies and procedures Support employee development and identify opportunities for internal growth Sales & Marketing Lead the property's leasing and sales efforts Establish and maintain high standards for prospect follow-up and customer service Ensure prospects receive a compelling and knowledgeable presentation of the community Monitor leasing activity and conversion ratios Develop strategies to maximize traffic, applications, and move-ins Review online reputation and marketing performance Ensure the community maintains a strong and consistent brand presence Maintain relationships with referral sources and local businesses Resident Relations Establish and maintain an exceptional resident experience from move-in through renewal Respond to resident concerns and ensure timely resolution Build positive relationships with residents and encourage community engagement Oversee resident events and community-building initiatives Monitor resident satisfaction and online reviews Ensure consistent enforcement of community policies and lease requirements Operations & Financial Management Oversee day-to-day operations of the community Manage property income and expenses in accordance with approved budgets Review financial statements, operating reports, and variance reports Assist with annual budgeting and forecasting Monitor accounts receivable and collection efforts Review and approve invoices in accordance with company procedures Monitor renewals, notices, and resident retention Oversee move-in and move-out processes Ensure vacant homes are properly maintained and ready for occupancy Coordinate with maintenance to ensure timely completion of service requests and apartment turns Monitor curb appeal, cleanliness, landscaping, amenities, and overall property condition Ensure vendors perform according to established standards and contracts Compliance Ensure all property operations comply with Fair Housing, ADA, and applicable federal, state, and local laws Maintain accurate resident and property files Ensure leasing and resident documentation is completed accurately and timely Follow all Ten South Management policies and procedures Work closely with the Compliance Department when applicable Maintain a thorough understanding of company policies and applicable housing regulations
