Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

About The Abbey Company The Abbey Company has a 34-year history of successfully executing a value-add strategy that is focused on a project/ regional office structure augmented by a vertical integration of Real Estate strategy. Our on-site managers respond immediately to tenant issues and our in-house engineering group respond daily to the requirements of our portfolio. The Abbey Company focuses on partnering with our tenants via regular management, personal contact, and property services, executed by regional employees. Local Property Managers are responsible for the day-to-day management of their properties alongside a robust staff of in-house Engineers, Construction Managers, and Property Services Professionals. Position Summary The Property Manager will manage a diverse portfolio of commercial properties throughout the Inland Empire, consisting of retail, flex/industrial, and office properties. This position is responsible for the day-to-day management and operation of the assigned portfolio. Responsibilities include tenant relations, lease administration, vendor and contract oversight, property operations and maintenance, budgeting and expense management, oversight of tenant improvement and capital projects, and supervision of on-site maintenance personnel. The Property Manager will work closely with the leasing, accounting, and facilities teams to ensure the properties are well maintained, operating efficiently, and providing a high level of service to tenants. Responsibilities
  • Financial Responsibility o Prepare budgets for review and approval by senior management.
o Provide detailed financial variance and aged receivable comments. o Initiate A/R collections/legal proceedings. o Review general ledgers and re-class as required. o Review, code and approve accounts payable. o Process accounts receivable. o Work closely with accounting and assist with monthly accruals. o Prepare and review CAM Recs as necessary.
  • Operation Responsibilities o Conduct property inspections.
o Provide tenant/customer service daily. o Monitor and maintain the appearance of vacant spaces and marketing material. o Conduct tenant move-ins and move-outs. o Bid and oversee operational and tenant improvement contracts and services. o Work with on-site engineering and maintenance personnel. o Ensure appropriate files are maintained. o Conduct regular inspections and provide necessary reporting on property conditions. o Serve as the main onsite contact for all tenants and vendors for the properties within their specified portfolio. o Coordinate work orders with contractors for service requests, tenant improvements, and building improvements. o Assists in the management of onsite construction projects alongside the Construction Management Team. o Monthly rent collections, servicing of notices, and managing delinquencies. o Budget variance and financial monthly reporting with regards to the operational budgets at each property. o Assists in the management of daily operations at the properties, including janitorial, landscaping, parking lot sweeping, pest control, repair and maintenance requirements, HVAC maintenance, roof, life safety equipment and fire code requirements, security, plus other requirements as may be asked from time to time including tours for corporate office. o Weekly Operation Reports to corporate office management.
