About the Role We're looking for a hands-on, detail-oriented On-Site Leasing Manager to live at and manage Vista Robles and lease up SLO student complexes.
This is a dual-function role:
The Leasing Manager will serve as the primary leasing presence for the portfolio and will be responsible for managing the leasing process from initial inquiry through move-in, while also assisting with resident communication and property-level coordination. Leasing activity is seasonal, particularly within our student housing portfolio, so workload will shift throughout the year. During peak leasing periods, the position will be heavily focused on tours, applications, lease execution, renewals, and occupancy. During slower leasing periods, additional time will be dedicated to resident relations, inspections, administrative support, and general property coordination. This is a strong fit for someone who enjoys working directly with residents and prospective tenants, is comfortable taking ownership of the leasing process, and can independently manage multiple properties and priorities. Key Responsibilities Leasing & Occupancy Respond promptly to prospective resident inquiries and leasing leads. Conduct in-person property and unit tours at 4 locations. Follow up consistently with prospects throughout the leasing process. Process rental applications, screenings, lease paperwork, and related documentation. Coordinate lease execution and move-in requirements. Manage lease renewals and resident retention efforts. Maintain awareness of upcoming vacancies and leasing needs throughout the portfolio. Work toward occupancy and renewal goals established by the Regional Manager. Maintain accurate leasing activity, prospect information, and resident records in AppFolio. Assist with advertising and maintaining accurate property and unit availability information. Coordinate leasing efforts during student housing leasing and turnover seasons, when leasing volume is highest. Resident Relations Serve as a primary point of contact for residents throughout the assigned portfolio. Respond to routine resident questions, concerns, and requests in a professional and timely manner. Maintain consistent written communication with residents regarding property matters. Assist with move-in and move-out coordination. Conduct move-in and move-out inspections and maintain appropriate documentation. Assist with lease compliance communication and follow-up as directed by the Regional Manager. Help maintain positive resident relationships while consistently enforcing established lease terms and community policies. Qualifications Prior experience in property management and/or leasing required AppFolio experience strongly preferred Comfortable living on-site as a condition of employment Able to work a flexible schedule that adjusts with seasonal leasing volume, including evenings/weekends during peak periods Strong interpersonal and communication skills; comfortable being the "face" of the property for residents Organized, self-directed, and comfortable managing competing priorities Basic familiarity with residential maintenance coordination, inspections, and unit turnover
Compensation & Benefits Pay:
$22 Housing (required): This position requires the employee to live on-site at 240 Spring, in a 2-bedroom, 1-bathroom unit (market rent $2,100/month). As a condition of employment, housing is provided at a reduced rate of $950/month — a savings of over $1,100/month (about 55%) off market rent.
