Our office is in Rancho Bernardo, service the greater San Diego area About the Role Alta Vista Property Management is hiring a Turns & Maintenance Specialist to coordinate rental-home turns and maintenance repairs from intake through completion. You'll manage schedules, vendors, bids, approvals, and follow-up; communicate directly with owners and residents; and connect the local property management team with centralized Repairs & Maintenance. Property visits help you document repair needs and verify completed work. What You'll Do Coordinate turns from move-out through rent-ready completion. Manage assigned maintenance work orders, including escalated repairs, through closeout. Arrange property walks, entry notices, vendor appointments, and resident access. Document repair needs and help develop scopes and estimates. Solicit and compare competitive bids; request required owner approvals. Track schedules, approved budgets, and changes to scope. Follow up with vendors and residents to resolve delays and keep work moving. Update owners, property managers, and internal teams on progress and decisions needed. Escalate safety concerns, stalled work, and costs beyond approved limits. Verify completed work and resolve remaining punch-list items. Support invoice review and maintain accurate notes, photos, and approvals in company-designated systems. Responsibilities Coordinate maintenance work orders from intake through completion, including escalated issues. Manage turns from move-out through rent-ready, tracking deadlines, budgets, and scope changes. Arrange property walks, approved entry notices, vendor appointments, and tenant access. Document repair needs, develop scopes, and compare competitive bids for cost and completeness. Request owner approval for repairs and scope changes within company procedures. Follow up on open work, resolve delays, and hold vendors accountable to commitments. Communicate repair options, costs, progress, and delays to owners, tenants, and internal teams. Coordinate handoffs between local property management and centralized Repairs & Maintenance. Escalate safety concerns, approval barriers, and issues exceeding assigned authority. Verify completed work, resolve punch-list items, and assist with invoice review and closeout. Maintain accurate notes, photos, approvals, and next actions in company-designated systems. Requirements Experience managing residential turns, maintenance work orders, or construction projects. Single-family experience required; multifamily experience preferred. Working knowledge of residential repairs, vendor trades, scopes, and estimates. Ability to manage multiple active jobs and follow through independently. Clear communication with owners, residents, vendors, and property managers. Accurate documentation in property-management software; AppFolio experience preferred.
