About the Role Aperto Property Management is seeking a dynamic Regional Manager to join our team in the San Jose, CA area. This key associate will oversee a portfolio of LIHTC, PBV and HUD communities located primarily in the South Bay area. Some of the duties and responsibilities include: Strong verbal and written communication skills are required. Overall accountability for the operational and financial performance of a portfolio of affordable housing communities. Responsibility for ensuring regulatory compliance and have a thorough understanding of the LIHTC, PBV, Senior and HUD programs. Maintain rent limits and utility allowances; coordinate annual rent adjustments within the portfolio. Attend audits and inspections; prepare timely responses and ensure monthly, quarterly and annual reporting is timely and accurate. Maintain active, positive working relationships with regulatory agencies and financial stakeholders. Establish and monitor budgets and ensure financial and operational efficiency of the assigned communities. Plan and oversee capital improvement programs. Conduct routine site inspections to ensure communities are within the company standards and performing according to plan. Participate in development of company policy and procedure, employee development and regional training programs. Demonstrated ability to lead, build consensus, establish confidence, communicate effectively and contribute to a positive work culture. Working knowledge of Yardi management programs. Carry at least one national affordable housing designation (HCCP, COS, SHCM, NCP).

What You'll Do:
Oversee the day-to-day operations of multiple affordable housing communities, including PBV, Senior and LIHTC properties, ensuring compliance with HUD regulations and tax credit requirements. Manage budgets for each property, including rent rolls, expenses, and capital improvement plans, to ensure properties meet financial goals. Supervise, train, and support property managers and on-site teams, providing mentorship and fostering professional development. Ensure compliance with all local, state, and federal housing laws, including conducting regular property inspections and audits to ensure compliance. Act as the primary liaison between residents, property management staff, and government agencies. Develop and implement strategies to improve resident satisfaction, leasing, and retention. Oversee the preparation and submission of all PBV and LIHTC reports, including annual recertifications, rent adjustments, and compliance documentation. Coordinate with contractors, vendors, and third-party service providers for maintenance and capital improvement projects. Monitor occupancy rates and work closely with leasing teams to ensure properties are fully leased in accordance with applicable income and eligibility requirements. Analyze property performance, recommend strategies for improving efficiency, and take corrective actions as needed. Ensure that maintenance is conducted to the highest standards, with a focus on preventative maintenance to reduce long-term costs. Participate in budgeting, forecasting, and long-term capital planning for each property within your region. Respond to residents and staff concerns, providing timely solutions to property and tenant-related issues.
What We're Looking For:
5+ years of experience in multifamily property management 3+ years in a regional manager role overseeing HUD, LIHTC, senior & PBV communities. Strong knowledge of affordable housing compliance requirements. Proven track record of successfully managing affordable housing properties, including oversight of leasing, resident relations, and property operations. Excellent leadership and team management skills, with the ability to mentor and develop on-site property management teams. Exceptional organizational and time management skills, with the ability to juggle multiple properties and projects simultaneously. Strong financial acumen, including experience with budgeting, forecasting, and financial reporting. Solid communication and interpersonal skills, with the ability to build relationships with residents, employees, vendors, and government agencies. Knowledge of property management software and proficiency in Microsoft Office Suite. Ability to travel frequently within the assigned region and work flexible hours as needed. A valid driver's license and reliable transportation are required.
