Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
SUMMARY:
This position is accountable for a broad range of responsibilities including property financial performance, appearance, vendor management and tenant relations. This Property Manager shall uphold the highest standards and ethical conduct. Applicant will perform property management analysis, budgeting and making operational decisions. Work involves managing, budgeting and coordinating property operations, maintenance, and administrative functions and works with the regional supervision with latitude for the use of initiative and independent judgment. DUTIES andRESPONSIBILITES
- Manage office, industrial and retail type properties in Marin and Contra Costa Counties.
- Coordinate and oversee all building operations, capital and tenant improvement projects pursuant to construction and maintenance requirements.
- Work with the Leasing Director to help understand the tenant improvement costs and scope associated with an active deal.
- Proactively meet with tenants on a monthly basis and with owners as needed.
- Enhance the value of properties through tenant relations, building improvements, repairs and by monitoring expenses.
- Primary contact for all tenant service requests.
- Prepare and ensure compliance with annual operating budget.
- Communicate effectively and frequently with Regional Director on all significant operating issues based on building, owner and tenants history.
- Report on status of buildings such as, tenant issues, property condition and expense overages.
- Ensure all reporting documents are accurate and complete.
- Review and approve invoices for accounts payable.
- Review and approve all escalation estimates and reconciliations as prepared by the Property Accountant.
- Conduct building inspections to verify life safety and risk management.
- Create and promote a positive perception of each building and ownership within the real estate and business communities KNOWLEDGE, SKILLS and
ABILITIES REQUIRED
- A minimum of 2+ years' experience in commercial property management.
- Bachelor's Degree or equivalent work experience.
- Rounded knowledge of building trades including plumbing, electrical, construction and landscaping.
- General knowledge of ADA building compliance.
- Excellent customer service, strong initiative, and problem-solving skills.
- Excellent organizational, prioritization and communications skills.
- Strong computer knowledge, proficient in Microsoft Office (Outlook, Word, Excel).
- MRI or YARDI software proficiency a plus but not mandatory.
