As we expand our portfolio, we are looking for a sharp, resourceful Property Manager to be our eyes, ears, and hands on the ground.
THE ROLE
The Property Manager is the frontline representative of Oraklus across our property portfolio. You will be responsible for ensuring each property is guest-ready, well-maintained, and operating flawlessly between stays. This role requires someone who is proactive, calm under pressure, highly organized, and takes genuine pride in the details. You will work closely with our operations manager, housekeeping team, and vendors to uphold Oraklus's luxury standards at every touchpoint. This is a mobile, in-the-field role — not a desk job. Reliable transportation is essential, as you will travel between properties across the Malibu and Los Angeles area throughout the week.
RESPONSIBILITIES
Conduct thorough pre-arrival and post-departure property inspections to confirm guest-ready presentation Serve as the primary on-the-ground point of contact for guests during their stay, responding with professionalism and urgency Coordinate and oversee housekeeping turnovers, ensuring properties meet Oraklus's luxury presentation standards Identify and report maintenance issues; coordinate with vendors and contractors for timely resolution Manage property supplies and restock essentials including linens, amenities, and consumables Oversee pool, spa, and outdoor area readiness in coordination with service providers Document property condition with photographs and written reports after each stay Support onboarding of new properties — walk-throughs, inventory, and setup Coordinate with the operations team via Guesty for real-time scheduling and task management Respond to after-hours property emergencies when required
QUALIFICATIONS
2+ years of experience in property management, luxury hospitality, vacation rentals, or a closely related field Exceptional attention to detail — you notice what others miss and take pride in the presentation of a space Strong problem-solving instincts; able to handle multiple priorities calmly and efficiently in a fast-paced environment Professional verbal and written communication skills with guests, vendors, and team members Comfortable using digital platforms for scheduling, reporting, and communication; Guesty or similar PMS experience a plus Reliable personal vehicle and clean driving record — travel between properties is a daily requirement Flexible availability including weekends and occasional evenings Trustworthy, discreet, and highly accountable — you will have access to high-value private residences
