A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

This position is split between 2 properties
  • 1 is 31 units and the other 38 units.
The Housing Authority of SJ County developed this permanent supportive housing community for homeless and mentally ill individuals. The community includes wrap around services including life-skills training, self-sufficiency programs, educational and employment services and much more. We are looking for applicants with the following experience:
MUST HAVE A MINIMUM OF 3 YEARS OF PROPERTY MANAGEMENT EXPERIENCE.
Affordable Property Management Experience a plus =
HUD/LIHTC
Experience with Supportive Housing for Residents with Mental Health, Homeless, Veteran's, TAY, etc. Experience with San Joaquin Housing Authority a plus Ability to multi-task in an ever-changing work environment Excellent Organizational Skills = Must be over the top Organized. Will be working with referring agencies and a large number of partners Communication Skills are a MUST = attend regular meetings, provide weekly updates on property concerns and tenant issues Proficiency in all Microsoft Office Programs (Outlook, Word, Excel, Etc.) Yardi experience a plus A friendly, outgoing personality The ability to interact with a variety of personality types and deescalate situations when necessary with Mental Health concerns, crisis management, drug activity, etc. Flexibility and ability to identify problems and offer solutions A Professional with Strong Management and organizational Skills, an Enforcer and a Very articulate communicator

  • Communicate often and effectively with residents, enforce property rules and regulations.
Attend meetings to educate tenants on lease rules and regulations. Offer Excellent Customer Service Issue Lease Violations when necessary. Rent Collection & Aged Receivable collection Home Key Compliance (very minimal compared to affordable housing) Process Applications for Approval, as received through Coordinated Entry Process Move-In Packets & Move-Out Reconciliations Maintain the Waiting List Property Accounts Receivable and Payable, ensuring outstanding balances are paid as necessary Attend weekly meetings with asset management, ownership, case workers, etc. to review Property Concerns and Tenant issues. Complete re-occurring weekly and monthly property reports Communicate with all parties involved
